A winery advertised with solar and battery storage may have valuable energy infrastructure. To evaluate it, a buyer needs to know what each system does, what is included in the transaction and which benefits the operating records support.

Power output, stored energy, bill savings and outage performance are different measures. Combining them in a single description such as energy independent can obscure the question the purchaser actually needs answered.

A California winery demonstration shows the distinction

A 2022 California Energy Commission report describes a microgrid at the Robert Mondavi Winery at UC Davis. The project combined 200 kilowatts of solar with 280 kilowatt-hours of storage supporting two buildings and used energy management to address onsite power use and peak demand.

Those are the specifications of a reported demonstration, not a recommended size for a vineyard estate or a forecast for another winery. Its relevance is that generation, storage and the control strategy were distinct parts of one project.

Kilowatts and kilowatt-hours answer different questions

Power, expressed in kilowatts, describes a rate. Stored energy, expressed in kilowatt-hours, describes a quantity. A battery’s energy rating does not establish the maximum power it can deliver, and a solar array’s power rating does not state how much energy it will generate throughout a particular day.

For a simplified hypothetical example, 100 kilowatt-hours divided by a constant 20-kilowatt load gives five hours. That is an arithmetic illustration before reserve requirements, losses, equipment limits and changing loads. It is not a backup-duration estimate for an actual installation.

Demand management does not establish outage performance

A system used to manage grid-connected electricity costs should not automatically be described as powering the entire winery during an outage. Establish whether the actual installation has the required configuration and what loads it is intended to serve in that situation.

The purchaser’s concern may be a refrigeration load, selected communications equipment or another defined requirement. Have the appropriate specialist compare that requirement with the actual system. The presence of a battery is the beginning of that analysis.

The financial comparison begins with the ownership arrangement

Determine whether the equipment is owned outright, financed, leased or subject to another agreement. Identify which equipment and contractual interests are being conveyed and what obligations accompany them.

A claimed reduction in electricity expense should be reviewed alongside any recurring payment, service cost or other obligation associated with the system. Gross utility savings and net ownership benefit can differ even when the equipment performs as expected.

Use a matching period when examining the bills

Compare generation and utility information over the same periods, and connect them with winery activity. A change in production, occupancy or equipment use can affect bills independently of the solar installation.

If a seller compares an unusually busy operating year with a quieter later year, the difference does not by itself establish the system’s saving. Similarly, one favorable month is an incomplete basis for an annual ownership estimate. Explain the period, activity and assumptions used.

Value the improvement for the operation being purchased

Useful energy infrastructure should be assessed within the property’s broader operating program. A buyer planning different production or a different use of buildings may need a revised technical and financial evaluation.
