Napa Cabernet Franc’s 2025 Grape Price Does Not Decide Which Vineyard to Buy

The highest reported average grape price is an interesting market fact. It is not a complete planting recommendation or a ranking of vineyard purchases. A buyer needs to understand how price combines with saleable crop, operating expense and the particular property being acquired.

Napa County’s 2025 results provide a useful local example because Cabernet Franc led the major varieties by average price per ton, while Cabernet Sauvignon remained much larger in the county’s production picture.

The reported price is a specific historical observation

Napa County’s July 28, 2026 crop-report release reports an average 2025 Cabernet Franc price of $11,052 per ton and 1,185 bearing acres. It reports Cabernet Sauvignon at $8,645 per ton and 23,783 bearing acres.

These figures concern the county’s 2025 crop. They do not promise a contract at those prices, predict the next harvest or explain every difference among individual vineyards.

Price per ton and receipts per acre are different comparisons

To isolate the arithmetic, combine those historical prices with two explicitly hypothetical yields. At 2.4 saleable tons per acre, the Cabernet Franc price produces $26,524.80 per acre of gross receipts. At 3.5 saleable tons per acre, the Cabernet Sauvignon price produces $30,257.50.

The example does not claim those yields are representative of either variety. It shows that a higher unit price can produce lower modeled receipts when the assumed saleable quantity differs. Yield assumptions must come from evidence appropriate to the actual site and operation.

The price difference can be consumed by other differences

Gross receipts precede operating expense, financing and tax. A comparison of two producing vineyards needs the relevant farming program and cost evidence for each. A property requiring additional work cannot be judged solely by applying an attractive average grape price to its acreage.

Likewise, the acreage in vines should be distinguished from total property acreage. A residence, roads and other land may contribute to the property’s utility without generating the modeled grape receipts.

An existing planting and a conversion have different timetables

Buying an established block is a different decision from removing vines and creating a new planting. The latter requires a defined project, cost and production schedule, as well as evaluation of site suitability and any applicable requirements.

Do not present a mature-crop receipt calculation as if it begins immediately after the first planting expense. The ownership model should include the period before the new program reaches the production assumed in the comparison.

Contract evidence is more specific than a county average

The operative fruit arrangement may establish a different price or formula, defined quality requirements and other commercial terms. Determine what evidence supports the purchaser’s expected receipts and whether a proposed ownership change affects the arrangement.

A buyer contemplating a new variety also needs a realistic route to market. The existence of a high historical average does not establish that an additional crop can be sold on the same terms.

Use the statistic to frame a better question

The useful question is how a particular vineyard’s location, planting, costs and fruit market combine for the intended ownership period. The answer may favor a different property from the one with the highest unit-price story.
