How to Check an AI-Generated Comparable Sale Before It Influences Your Price

An AI tool can produce a persuasive paragraph about a comparable sale without establishing that the transaction occurred as described. Before its recommendation influences an offer or asking price, the sale itself needs to be verified. Then the property needs to earn its place in the comparison.

This is a narrower problem than preparing a complete comparative market analysis. It concerns the point where an automated suggestion becomes evidence. For unusual North Bay homes, that handoff can matter more than the polish of the final price range.

First establish that the tool found the right transaction

Ask for the address, property identifier, closing date, recorded or otherwise verified sale price, property type and the source supporting each field. A link to a general neighborhood page does not verify a specific closing. A former listing price does not become a sale price because it appears beside a date.

Open the underlying source and reconcile the fields. Watch for a listing that was withdrawn and relisted, an older sale presented as recent, or a property with a similar street name in a different community. An unanswered field should remain unanswered. Filling the gap with a plausible number creates an apparently precise comparison from an unverified premise.

Geographic closeness is only the opening question

Consider a clearly hypothetical search for a Healdsburg residence. The tool supplies three nearby properties: a city home, an acreage estate outside the city and a vineyard property with operating improvements. All may be geographically close. They do not automatically compete for the same buyer or represent the same bundle of assets.

Compare documented use, residential accommodation, site utility, ownership responsibilities and the relevant market period. If the best evidence comes from a wider area, explain why that property is a stronger substitute. An arbitrary radius can exclude a useful comparable while admitting a poor one.

Fannie Mae’s comparable-sales guidance emphasizes similar physical and legal characteristics and the competitive market. That guidance governs its appraisal context; it also illustrates why distance alone is a weak explanation for a broker’s pricing recommendation.

Separate a factual difference from its dollar adjustment

It may be straightforward to establish that one house has an additional bathroom. Establishing the market’s price response to that difference is a separate task. A tool should not convert every difference into a fixed dollar allowance without supporting evidence.

Fannie Mae’s adjustment guidance calls for market support rather than mechanical rules of thumb. For a brokerage comparison, the useful question is similarly concrete: what evidence supports this adjustment, and how much does the conclusion depend on it?

AI outputWhat would make it useful
“Recently sold for $2 million”A verified transaction, date, consideration and property identity
“Similar size”Consistent area definitions and separation of the main residence from accessory space
“Acreage premium”Evidence about usable land, services and actual buyer alternatives
“Highly confident estimate”A disclosed basis for confidence and an explanation of missing information

Read the exclusions as carefully as the selections

A convincing recommendation explains why obvious nearby sales were omitted. Was the transaction outside the period? Was it a different ownership type? Did its condition or operating component make it less comparable? Were the facts simply unavailable?

Exclusion reasoning makes the analysis harder to manipulate. Selecting only the highest nearby sales can make a seller’s target look supported; selecting only distressed or inferior properties can make a buyer’s preferred price look equally persuasive. The price conclusion should follow the comparison rules.

Keep automated summaries subject to human judgment

The federal AVM quality-control rule addresses specified mortgage and secondary-market uses. A conversational tool proposing comps is not automatically an appraisal or a model covered by that rule. A formal-looking output does not establish its regulatory status or reliability.

Use the tool to organize leads and reveal questions. Have an accountable professional verify the transactions, evaluate the property differences and explain the resulting range. When an estimate moves substantially after a weak comp is removed, that sensitivity belongs in the conversation.
