San Lorenzo is an unincorporated community of about 29,600 people (2020 Census) between San Leandro and Hayward, known for its postwar single-family neighborhoods and larger-than-average households. Because it has no city government, Alameda County handles planning and permits, so the agent you hire should know how County rules and the local sanitary district affect a sale.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and "Licensed" status with a brokerage affiliation.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public profile that names San Lorenzo. We opened each agent’s brokerage profile and confirmed it lists San Lorenzo among the areas served.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so verify the license yourself before you sign anything, and interview more than one agent.

Source: U.S. Census Bureau QuickFacts, San Lorenzo CDP, California. When we checked, QuickFacts showed no current-year population estimate for this unincorporated census-designated place, so we used the 2020 Census count and 2019–2023 survey figures.

With about two-thirds of homes owner-occupied and more than three people per household, San Lorenzo is largely a community of family-owned single-family homes. These are five-year survey figures, not current sale prices; ask an agent for recent sales of similar homes on nearby streets.

An unincorporated community under County plans

San Lorenzo is listed as an unincorporated community in the Alameda County city directory, separate from the City of San Leandro to the north. County planning applies: the Eden Area General Plan covers San Lorenzo along with Ashland, Cherryland, Hayward Acres and Fairview, and the San Lorenzo Specific Plan sets development standards for its plan area. Both are listed on the County’s general and area plans page.

Mailing addresses near San Leandro and Hayward can be misleading, so confirm from the parcel record whether a home is in San Lorenzo or in a neighboring city. For more, see our San Lorenzo real estate guide.

Costs and rules specific to a San Lorenzo purchase

  • Transfer tax. San Lorenzo is unincorporated, so no city transfer tax applies; the Alameda County Clerk-Recorder collects only the county tax of $0.55 per $500 of value, about $460 on an $830,000 sale. By comparison, a home across the line in San Leandro also pays a city tax of $11 per $1,000. Our California transfer tax guide explains who usually pays.
  • Sewer lateral certificate. Where a home is served by the Oro Loma Sanitary District, the district’s permit page says a sewer lateral inspection certificate must be provided before close of escrow; if none is available, the lateral must be inspected and any repairs completed first. Confirm with the district whether a specific address is in its service area.
  • County permits. Additions, garage conversions and ADUs go through County planning and building, not a city. Ask for permit records and final inspections on any improvement, and check whether the San Lorenzo Specific Plan applies to the parcel.
  • Hazard disclosures. The natural hazard disclosure report summarizes mapped earthquake and liquefaction zones, and you can check flood status on the FEMA Flood Map Service Center.
  • Special taxes. Sellers must make a good-faith effort to provide a notice of special tax districts under Civil Code section 1102.6b. Review the direct charges on the property tax bill in escrow.

How to vet a San Lorenzo agent

  1. Ask them to confirm the community. A good San Lorenzo agent checks the parcel record, since homes near San Leandro and Hayward can share addresses but not rules or taxes.
  2. Ask about the sewer lateral certificate. Ask whether the home is served by Oro Loma and how they schedule the inspection so it does not delay closing.
  3. Ask how they check County permits. Garage conversions and additions are common in postwar homes; ask how they confirm County permits and final inspections.
  4. Ask about ADU potential. If you want an ADU, ask whether they have worked with County planning and the Eden Area plans.
  5. Ask for comparables from similar homes. Ask for recent sales of homes with similar size, lot and updates on nearby streets.
  6. Verify the license yourself. Look the agent up on the DRE site and confirm the brokerage matches what they tell you.

San Lorenzo questions we hear

Is San Lorenzo a city?

No. The Alameda County city directory lists it as an unincorporated community, so County government handles planning, permits and many services.

Does San Lorenzo have a city transfer tax?

No. Only the county tax of $0.55 per $500 applies, collected by the Alameda County Clerk-Recorder. A home inside San Leandro city limits also pays San Leandro’s city tax, so confirm the jurisdiction.

Do I need a sewer lateral certificate to sell in San Lorenzo?

If the home is served by the Oro Loma Sanitary District, yes. The district’s permit page says a certificate must be provided before close of escrow, or the lateral must be inspected and repaired first.

Which plans govern development in San Lorenzo?

The County’s Eden Area General Plan and, for its plan area, the San Lorenzo Specific Plan. Ask County planning which apply to a parcel.

Should I interview more than one San Lorenzo agent?

Yes. Interview at least two or three, ask each for recent sales near the homes you are considering, and compare how they explain County permits and the lateral certificate.
