Pittsburg is an east Contra Costa County city of about 77,000 people on the Suisun Bay shoreline, with an older core near Old Town and the waterfront, newer subdivisions to the south and two BART stations along Highway 4. A Pittsburg agent should be able to read an older home’s permit history, check a newer home for HOA dues and special taxes and confirm whether an address is in the city or in neighboring unincorporated Bay Point.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and "Licensed" status. We left out anyone whose record showed no responsible broker, or whose responsible broker did not match the brokerage they are listed with.
  2. A named brokerage. Each agent’s DRE record shows the responsible broker they work under, and it matches the brokerage on their profile.
  3. A public profile that names Pittsburg. We opened each agent’s brokerage profile and confirmed it lists Pittsburg among the areas the agent serves.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so verify the license yourself before you sign anything, and interview more than one agent.

Pittsburg housing in numbers

Census measure Pittsburg
Population (ACS 2024 1-year) 77,125
Median value of owner-occupied homes (ACS 2024 1-year) $595,700
Median household income (ACS 2024 1-year) $88,761
Mean travel time to work (ACS 2020–2024 5-year) 38 minutes

Source: U.S. Census Bureau American Community Survey, via Census Reporter, Pittsburg, CA.

Pittsburg’s 2024 median owner-occupied value, about $596,000, sits well below the Contra Costa County figure, and its mean commute of 38 minutes reflects how many residents drive or take BART to jobs elsewhere in the Bay Area. Survey medians are not current sale prices; to price a specific home, an agent should pull recent sales of the same property type in the same neighborhood.

Pittsburg settings: Old Town, the waterfront and newer subdivisions

Pittsburg’s older housing sits near Old Town and the waterfront, where homes can date back many decades, while much of the southern part of the city was built more recently in planned subdivisions, some with HOAs. Older homes call for a close look at permit history and inspections; newer subdivisions call for a read of HOA documents and any special tax disclosures. Our guides to Pittsburg HOA and assessment costs, home improvement records and comparing Pittsburg neighborhoods go into more detail. See also our Pittsburg real estate guide.

Costs and rules specific to a Pittsburg purchase

  • Transfer tax. The Contra Costa County Clerk-Recorder charges the county documentary transfer tax at $0.55 per $500 of value. The Recorder’s page lists separate city taxes only for El Cerrito and Richmond, so a Pittsburg sale typically carries the county tax only. On a $600,000 sale, the county tax is $660. Who pays is negotiable; confirm the figure on your escrow estimate.
  • City or county? Bay Point, west of Pittsburg, is unincorporated and governed by Contra Costa County; the County prepared the Pittsburg/Bay Point BART Station Area Specific Plan for the station area. Some addresses near the city edge may be unincorporated, so confirm the jurisdiction on the title report.
  • HOAs and special taxes. For a newer subdivision, condo or townhome, request the HOA budget, reserve study and rules, and check the property tax bill and seller disclosures for any Mello-Roos or other special tax. Our Pittsburg HOA costs guide explains what to review.
  • Permit history. Compare the seller’s disclosures with permit records for additions, garage conversions and other work; our home improvement records guide covers the basics.
  • Inspections and insurance. Ask for quotes early, since they vary by address; our Pittsburg inspection and insurance planning guide lists common steps.
  • Hazards. The natural hazard disclosure report shows whether an address is in a mapped earthquake fault, landslide, flood or Fire Hazard Severity Zone. Hillside parcels in the south of the city may need AB 38 defensible space documentation if they are in a High or Very High zone.

How to vet a Pittsburg agent

  1. Ask for comparables from the same part of the city. An older home near Old Town and a newer home in a southern subdivision trade in different ranges; make sure the agent prices from the right sales.
  2. Ask how they confirm city or county jurisdiction. Ask whether the address is inside Pittsburg or in unincorporated Bay Point before you plan any remodel or addition.
  3. For a newer home, ask about HOA dues and special taxes. Ask how they check the tax bill and disclosures for Mello-Roos or other special taxes, and how those affect your monthly cost.
  4. For an older home, ask about permits and inspections. Ask which inspections they usually recommend (sewer lateral, foundation, roof, electrical) and how they compare permit records with what was built.
  5. Ask for a net sheet. An estimate should show the county transfer tax, title and escrow costs, HOA fees if any and the commission terms you agreed to.
  6. Verify the license yourself. Look up the agent on the DRE site and confirm the responsible broker matches the brokerage they name.

Pittsburg questions we hear

Does Pittsburg have its own transfer tax?

The Contra Costa County Clerk-Recorder’s transfer tax page lists city taxes only for El Cerrito and Richmond, so a Pittsburg sale typically shows the county tax of $0.55 per $500. Confirm the figure on your escrow estimate.

Is Bay Point part of Pittsburg?

No. Bay Point is an unincorporated community governed by Contra Costa County, even though it borders Pittsburg and shares the Pittsburg/Bay Point BART station. Planning and permits there go through the County.

Do Pittsburg homes have Mello-Roos taxes?

Some newer subdivisions may. Check the current property tax bill and the seller’s special tax disclosures for the specific address before you remove contingencies.

How do I check a Pittsburg agent’s license?

Search the name or license number on the DRE public lookup. The record shows license type, status, responsible broker and any public comments. Every agent in our table links to the record we checked.

Should I interview more than one Pittsburg agent?

Yes. Interview at least two or three, ask each for recent sales near the homes you are considering, and compare how they explain pricing, HOA and tax disclosures and inspections for that address.
