Best Realtors in Pebble Beach, CA (2026 Guide)
By Matthew Martinez
Pebble Beach is an unincorporated, gated community of about 3,600 residents in the Del Monte Forest between Pacific Grove and Carmel-by-the-Sea. Homes range from forest lots off the inland roads to oceanfront estates along 17-Mile Drive, and every agent below works from a Carmel or Monterey office and names Pebble Beach on their profile.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker that matches the brokerage on the agent’s profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under.
- A public page that names Pebble Beach. We opened each agent’s brokerage profile and confirmed it names Pebble Beach.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Source: U.S. Census Bureau American Community Survey 2024 5-year estimates for Del Monte Forest, the Census place that covers Pebble Beach, as presented by Census Reporter. The home value is capped at the survey’s top category, so it says only that the typical owner-occupied home is valued above $2 million.
With roughly 2,900 housing units for about 3,600 residents and a median age above 63, Pebble Beach is a small market; a handful of sales can move local averages, and forest and ocean-view lots price very differently.
The Del Monte Forest, 17-Mile Drive and the coast
Pebble Beach has no city government. Monterey County handles zoning and permits under its coastal zoning code, and Del Monte Forest is one of the four coastal planning areas in the County’s Local Coastal Program, according to the California Coastal Commission’s LCP review page. Local services come from the Pebble Beach Community Services District, which runs the fire department and its fuel reduction program, wastewater and recycled water, and garbage and recycling service. For more, see our Pebble Beach real estate guide, our coastal ownership budget and our Pebble Beach property records notes.
Costs and rules specific to a Pebble Beach purchase
- Transfer tax. Pebble Beach is unincorporated, so no city transfer tax applies. Monterey County Code Chapter 5.32 sets Monterey County’s documentary transfer tax at 55 cents per $500 ($1.10 per $1,000), often paid by the seller by local custom (your contract decides): $2,200 on a $2 million sale. Confirm it on your escrow estimate, and see our California transfer tax guide.
- Coastal permits. Additions, new homes and many remodels in the Del Monte Forest go through the County’s coastal permit process under its Local Coastal Program. Ask the County about permit history and what a project would need before you remove contingencies.
- Water. Pebble Beach is in the Monterey Peninsula Water Management District, which requires a water permit to set a new meter or intensify use on an existing connection. Ask about the home’s water permit history before you plan an added bathroom or guest house.
- Vacation rentals. The County’s short-term rental page says stays of 30 days or less in the unincorporated coastal zone are handled through coastal permits, and the County’s vacation rental ordinance page reports a coastal ordinance adopted in September 2025 that awaits Coastal Commission certification. Do not count on rental income without confirming with the County.
- Fire hazard and insurance. Check the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, read our AB 38 defensible space guide and the natural hazard disclosure report, and get an insurance quote early.

How to vet a Pebble Beach agent
- Ask about coastal permits. Ask how the agent checks a home’s County permit history and what a planned remodel or addition would need under the Del Monte Forest coastal rules.
- Ask about water before you plan changes. An added bathroom or guest house may need a Water Management District permit.
- Ask for comparable sales by setting. Forest, golf-course and oceanfront homes price very differently; ask for closed sales from the same setting.
- Get insurance quotes early. Wooded lots in the forest can be costly to insure; build the premium into your budget.
- Ask about services and fees. Ask what the Community Services District provides and what the home’s sewer and garbage service costs.
- Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
Pebble Beach questions we hear
Is Pebble Beach a city?
No. It is unincorporated, so Monterey County handles zoning and permits, and the Pebble Beach Community Services District provides fire, wastewater and garbage service.
Is there a transfer tax in Pebble Beach?
Only the county tax, set at $1.10 per $1,000 by Monterey County Code Chapter 5.32 and often paid by the seller by local custom; your contract decides.
What is the median home value in Pebble Beach?
The Census reports it only as above $2 million, its top category, for 2020–2024. Ask an agent for recent closed sales of similar homes.
Can I rent my Pebble Beach home as a vacation rental?
Short stays in the coastal unincorporated county need a coastal permit, and the County’s newer coastal ordinance was still awaiting Coastal Commission certification when we checked. Confirm with the County first.
