Best Realtors in Oakley, CA (2026 Guide)
By Matthew Martinez
Oakley is a city of about 45,000 people in east Contra Costa County, between Antioch and Brentwood and near the Delta. Much of its housing is newer subdivisions, some with HOAs or special tax districts, so an Oakley agent should be able to explain tax bills, flood disclosures and commute trade-offs as well as price.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and "Licensed" status. We left out anyone whose record showed no responsible broker, a suspension or an expired license, or whose responsible broker did not match the brokerage on their profile.
- A named brokerage. Each agent’s DRE record shows the responsible broker they work under, and it matches the brokerage on their profile.
- A public profile that names Oakley. We opened each agent’s brokerage profile and confirmed it names Oakley.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so verify the license yourself before you sign anything, and interview more than one agent.

The Census Bureau’s five-year median owner-occupied value for Oakley was about $660,000, and the mean commute was over 40 minutes, among the longest in the county. These are survey estimates collected over five years, not current sale prices. To price a specific home, an agent should pull recent sales of similar homes in the same subdivision.
Oakley settings: subdivisions, older lots and the Delta edge
Oakley mixes newer planned subdivisions with older homes on larger lots and properties toward the Delta waterways. Nearby unincorporated Knightsen and Bethel Island follow County rules. Our guides to Oakley neighborhood and property comparisons, association and assessment costs and inspection and insurance planning cover those questions. For more detail, see our Oakley real estate guide.
Costs and rules specific to an Oakley purchase
- Transfer tax. The Contra Costa County Clerk-Recorder charges the county documentary transfer tax at $0.55 per $500 of value. The Recorder’s page lists separate city taxes only for El Cerrito and Richmond, not Oakley. On a $660,000 sale, the county tax is about $726. Who pays is negotiable; confirm the figure on your escrow estimate.
- Mello-Roos and special assessments. Newer subdivisions may sit in a Community Facilities District or other special assessment district. Ask for the current property tax bill and the seller’s Mello-Roos disclosure so you can see the full annual cost.
- HOA documents. Where an HOA applies, review its budget, reserves, rules and any special assessments during escrow.
- Flood and other hazards. Properties near the Delta may be in mapped flood zones. The natural hazard disclosure report shows the designations; check flood insurance cost before you remove contingencies.
- Older and rural lots. Some older Oakley parcels may use a well or septic system; ask the seller to confirm utilities and get the right inspections. Our Oakley home improvement records guide explains what to look for.

How to vet an Oakley agent
- Ask for the full tax bill. Ask the agent to pull the current property tax bill and Mello-Roos disclosure so you can compare total annual cost between subdivisions.
- Ask how they review HOA documents. Ask how they check budgets, reserves and assessments before contingencies expire.
- Ask about flood zones and insurance. For homes toward the Delta, ask what the natural hazard report shows and when to get flood and homeowners insurance quotes.
- Ask for comparables from the same subdivision. A newer tract home, an older home on a large lot and a waterfront property should not be priced from the same sales.
- Ask about utilities on older lots. Ask how they confirm sewer or septic and public water or well service.
- Verify the license yourself. Look up the agent on the DRE site and confirm the responsible broker matches the brokerage they name.
Oakley questions we hear
Does Oakley have its own transfer tax?
The Contra Costa County Clerk-Recorder’s transfer tax page lists city taxes only for El Cerrito and Richmond, so an Oakley sale typically shows the county tax of $0.55 per $500. Confirm the figure on your escrow estimate.
Do Oakley homes have Mello-Roos taxes?
Some do, especially in newer subdivisions. The seller’s disclosure and the property tax bill will show any special taxes; ask for both before you finalize an offer.
Is my Oakley home in a flood zone?
Check the natural hazard disclosure report in escrow, which states mapped flood zone designations, and get a flood insurance quote if the home is in or near one.
How do I check an Oakley agent’s license?
Search the name or license number on the DRE public lookup. The record shows license type, status and responsible broker. Every agent in our table links to the record we checked.
Should I interview more than one Oakley agent?
Yes. Interview at least two or three, ask each for recent sales near the homes you are considering, and compare how they explain tax bills, HOA and flood questions for that address.
