Best Realtors in Newark, CA (2026 Guide)
By Matthew Martinez
Newark is a southern Alameda County city of about 48,000 people, bordered almost entirely by Fremont and the San Francisco Bay shoreline. It shares a market with Fremont and Union City, so a Newark agent should be able to explain how a Newark home compares with similar homes across the Tri-City area and what the bayside location means for flood and hazard checks.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and "Licensed" status.
- A named brokerage. Each agent’s DRE record shows the responsible broker they work under, and it matches the brokerage on their profile.
- A public profile that names Newark. We opened each agent’s brokerage profile and confirmed it lists Newark as an area served or names it in the agent’s bio.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so verify the license yourself before you sign anything, and interview more than one agent.

About seven in ten Newark homes are owner-occupied, and the median owner-occupied home value over 2020–2024 was about $1.14 million. These are five-year survey figures, not current sale prices. To price a specific home, an agent should use recent Newark sales of the same type and age, and compare with nearby Fremont and Union City sales only when the homes truly match.
Newark settings: established tracts and newer communities
A Newark search mostly turns up single-family homes in established tracts, along with newer townhome and single-family communities, many with HOAs, and some properties closer to the bay shoreline and wetlands on the city’s western side. Our housing settings comparison and local comparable sales analysis pages cover how those settings affect value. For more detail, see our Newark real estate guide.
Costs and rules specific to a Newark purchase
- Transfer tax. The Alameda County Clerk-Recorder charges the county documentary transfer tax at $0.55 per $500 of value ($1.10 per $1,000), about $1,250 on a $1,140,000 sale. The Clerk-Recorder’s list of city conveyance taxes covers eight cities, and Newark is not among them. Confirm the total on your escrow estimate.
- HOA and condo costs. Many newer Newark homes are in associations. Our condo and townhome ownership costs page explains what to review, and sellers must make a good-faith effort to provide a notice of special tax districts under Civil Code section 1102.6b.
- Older homes. For homes in established tracts, see our older home records and inspections checklist.
- Flood and other hazards. Check the FEMA Flood Map Service Center for bayside addresses, and review the natural hazard disclosure report for mapped flood, fault and liquefaction zones.

Broker-licensed agents work as broker associates. Every agent we could verify for this guide works from one brokerage office, so compare them with agents from other brokerages as well.
How to vet a Newark agent
- Ask for Newark-specific comparables. Ask for recent Newark sales of the same type and age before comparing with Fremont or Union City.
- For HOA homes, ask for the documents early. Ask the agent to request CC&Rs, budgets, reserve studies and any special assessments before you remove contingencies.
- Ask about flood zone and insurance. For homes near the bay side of the city, ask how they check FEMA flood maps and when to get insurance quotes.
- Ask what inspections they recommend. For homes in older tracts, ask about roof, sewer lateral, foundation and permit history.
- Request a net sheet. Ask for estimated closing costs including the county transfer tax, HOA transfer fees and any special taxes on the bill.
- Verify the license yourself. Look up the agent on the DRE site and confirm the responsible broker matches the brokerage they name.
Newark questions we hear
Does Newark have a city transfer tax?
The Alameda County Clerk-Recorder lists city conveyance taxes for eight cities, and Newark is not one of them. The county tax of $0.55 per $500 applies. Confirm the total on your escrow estimate.
Is Newark part of Fremont?
No. Newark is a separate city, though Fremont surrounds most of it and the two share a housing market. Ask your agent to price a Newark home primarily from Newark sales.
Is my Newark home in a flood zone?
Search the address on the FEMA Flood Map Service Center and review the natural hazard disclosure report. Lenders may require flood insurance for homes in mapped flood zones.
How do I check a Newark agent’s license?
Search the name or license number on the DRE public lookup. The record shows license type, status and responsible broker. Every agent in our table links to the record we checked.
Should I interview more than one Newark agent?
Yes. Interview at least two or three, ideally from different brokerages, ask each for recent Newark sales, and compare how they explain HOA, flood and pricing questions for the home you want.
