Livermore is the easternmost Tri-Valley city in Alameda County, with about 83,000 people, a revitalized downtown and vineyards spreading south and east of town. Because the city borders rural county land shaped by voter-approved growth limits, a Livermore agent should know where city rules end and County rules begin, and how that affects homes at the edge of town.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and "Licensed" status. One agent whose DRE record showed no current responsible broker was left out.
  2. A named brokerage. Each agent’s DRE record shows the responsible broker they work under, and it matches the brokerage on their profile.
  3. A public profile that names Livermore. We opened each agent’s brokerage profile and confirmed it lists Livermore as an area served.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so verify the license yourself before you sign anything, and interview more than one agent.

Livermore housing in numbers

Census measure Livermore

Owner-occupied housing unit rate (2020–2024) 72.0%
Median value of owner-occupied homes (2020–2024) $1,105,600
Median gross rent (2020–2024) $2,677
Median household income (2020–2024, 2024 dollars) $160,775
Mean travel time to work (2020–2024) 30.1 minutes

About seven in ten Livermore homes are owner-occupied, and the median owner-occupied home value over 2020–2024 was about $1.1 million. These are five-year survey figures, not current sale prices. To price a specific home, an agent should use recent sales from the same part of town and of the same type, since a downtown-area home, a newer subdivision home and a South Livermore property near the vineyards sell differently.

Livermore settings: downtown, subdivisions and the vineyard edge

A Livermore search can include older homes near downtown, mid-century and newer subdivisions to the north and east, and South Livermore properties near the wine country, where city neighborhoods meet vineyards and open space. Our South Livermore vineyard edge post covers that boundary, and our city home setting comparison compares settings across town. For more detail, see our Livermore real estate guide.

Costs and rules specific to a Livermore purchase

  • Transfer tax. The Alameda County Clerk-Recorder charges the county documentary transfer tax at $0.55 per $500 of value ($1.10 per $1,000), about $1,210 on a $1,100,000 sale. The Clerk-Recorder’s list of city conveyance taxes covers eight cities, and Livermore is not among them. Confirm the total on your escrow estimate.
  • Rural land outside the city. Voter-approved Measure D and the County’s East County Area Plan restrict development of unincorporated land around Livermore, so an acreage parcel outside city limits may allow far less building than its size suggests.
  • HOA and condo costs. Some newer Livermore subdivisions and condo communities have HOAs; see our condo and townhome ownership costs page. Sellers must make a good-faith effort to provide a notice of special tax districts under Civil Code section 1102.6b.
  • Fire hazard zones and AB 38. Properties near open space and the hills around the valley may carry State Fire Marshal Fire Hazard Severity Zone designations. In High and Very High zones, sellers may need to provide AB 38 defensible space documentation.
  • Other hazards. The natural hazard disclosure report shows whether an address is in a mapped fault, flood or fire zone.

How to vet a Livermore agent

  1. Ask whether the home is inside city limits. For edge-of-town or acreage properties, a good agent should explain how Measure D and County rules affect what you can build.
  2. Ask for comparables from the same setting. Downtown-area homes, newer subdivisions and South Livermore properties should not be priced from the same sales.
  3. Ask about fire zone and insurance early. For homes near open space, ask how they handle fire zone disclosures, AB 38 and insurance quotes.
  4. For HOA homes, ask for the documents early. Ask for CC&Rs, budgets, reserve studies and any special assessments.
  5. Request a net sheet. Ask for estimated closing costs including the county transfer tax, HOA transfer fees and any special taxes on the bill.
  6. Verify the license yourself. Look up the agent on the DRE site and confirm the responsible broker matches the brokerage they name.

Livermore questions we hear

Does Livermore have a city transfer tax?

The Alameda County Clerk-Recorder lists city conveyance taxes for eight cities, and Livermore is not one of them. The county tax of $0.55 per $500 applies. Confirm the total on your escrow estimate.

Can I build on rural land near Livermore?

It depends on the parcel. Outside city limits, Measure D and the County’s East County Area Plan limit development of rural land. Ask Alameda County Planning before you buy acreage with plans to build or divide it.

Is my Livermore home in a fire hazard zone?

Check the State Fire Marshal’s Fire Hazard Severity Zone maps and the natural hazard disclosure report for the address. Zone status affects disclosures and may require AB 38 defensible space documentation.

How do I check a Livermore agent’s license?

Search the name or license number on the DRE public lookup. The record shows license type, status and responsible broker. Every agent in our table links to the record we checked.

Should I interview more than one Livermore agent?

Yes. Interview at least two or three, ideally from different brokerages, ask each for recent Livermore sales near the home you want, and compare how they explain city limits, fire zone and pricing questions.
