Best Realtors in Alamo, CA (2026 Guide)
By Matthew Martinez
Alamo is an unincorporated community of about 15,300 people (2020 Census) in the San Ramon Valley between Walnut Creek and Danville, known for large lots, hillside homes and a very high rate of owner occupancy. Because there is no city government, Contra Costa County handles planning and permits, so the agent you hire should know how County rules, hillside conditions and fire zone disclosures affect a specific property.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and "Licensed" status with a responsible broker.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under.
- A public profile that names Alamo. We opened each agent’s brokerage profile and confirmed it lists Alamo among the areas served or in the bio.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so verify the license yourself before you sign anything, and interview more than one agent.

Source: U.S. Census Bureau QuickFacts, Alamo CDP, California. QuickFacts shows no current-year population estimate for this unincorporated census-designated place, so we used the 2020 Census count. The "+" values are the Census Bureau’s top-coded ceilings, which means the true medians are higher than the figure shown.
More than nine in ten Alamo homes are owner-occupied, so listings are relatively scarce and rentals are rare. Because the Census caps its published medians, these figures do not describe Alamo prices; ask an agent for recent sales of homes with similar lot size, slope and condition.
An unincorporated community in the San Ramon Valley
Alamo has no city government; it is one of Contra Costa County’s unincorporated communities, so the County’s Department of Conservation and Development handles zoning, permits and code enforcement, and County roads and services apply. Many Alamo homes sit on large or sloped lots, some with private roads, pools, outbuildings and older additions, which makes permit history and site conditions a bigger part of due diligence than in a tract neighborhood.
Mailing addresses near Danville and Walnut Creek can be misleading, so confirm from the parcel record whether a home is in unincorporated Alamo or inside a neighboring city. For more, see our Alamo real estate guide, with guides to hillside home due diligence, the hillside ownership budget and renovation feasibility records.
Costs and rules specific to an Alamo purchase
- Transfer tax. The Contra Costa County Clerk-Recorder charges $0.55 per $500 of value and lists city taxes only for El Cerrito and Richmond, so no city tax applies in unincorporated Alamo. On a $2.5 million sale, the county tax is about $2,750. Our California transfer tax guide explains who usually pays.
- Fire hazard zones and AB 38. Hillside areas may carry State Fire Marshal Fire Hazard Severity Zone designations. In High or Very High zones, sellers may need to provide AB 38 defensible space documentation, and insurance quotes should come early in escrow.
- County permits. Additions, pools, second units and grading go through County planning and building, not a city. Ask for permit records and final inspections on any improvement.
- Hazard disclosures. The natural hazard disclosure report summarizes mapped fire, earthquake and landslide hazards, which matter on hillside lots. Check flood status on the FEMA Flood Map Service Center.
- Special taxes and assessments. Sellers must make a good-faith effort to provide a notice of special tax districts under Civil Code section 1102.6b. Review the direct charges on the property tax bill in escrow.

How to vet an Alamo agent
- Ask them to confirm the jurisdiction. A good Alamo agent checks the parcel record, since homes near Danville and Walnut Creek can share addresses but not rules.
- Ask how they check County permits. Large lots often have additions, pools and outbuildings; ask how they confirm County permits and finals.
- Ask about fire zone and insurance timing. Ask when they order AB 38 documentation and insurance quotes, and what they have seen insurers require on hillside homes.
- Ask about hillside inspections. For a sloped lot, ask whether they recommend geotechnical, drainage or retaining wall reviews.
- Ask for comparables adjusted for lot and setting. A flat lot near the village center and a hillside view parcel should not be priced from the same sales.
- Verify the license yourself. Look the agent up on the DRE site and confirm the responsible broker matches the brokerage they name.
Alamo questions we hear
Is Alamo a city?
No. Alamo is an unincorporated community, so Contra Costa County government handles planning, permits and many services.
Does Alamo have a city transfer tax?
No. The Contra Costa County Clerk-Recorder lists city taxes only for El Cerrito and Richmond, so only the county tax of $0.55 per $500 applies. Confirm the total on your escrow estimate.
Do Alamo sellers need AB 38 defensible space documentation?
If the home is in a High or Very High Fire Hazard Severity Zone, generally yes. Check the State Fire Marshal maps and see our AB 38 guide.
Why are Census figures for Alamo shown with a plus sign?
The Census Bureau caps published medians at set ceilings, such as $2,000,000 for home value. Alamo’s medians exceed those ceilings, so the true figures are higher than shown.
Should I interview more than one Alamo agent?
Yes. Interview at least two or three, ask each for recent Alamo sales near the homes you are considering, and compare how they explain County permits, hillside and fire zone questions.
