Fort Bragg, CA Real Estate & Homes for Sale
By Matthew Martinez, Founder, CEO & Managing Broker, Diamond Real Estate Group. California DRE #01869679.
Fort Bragg is an incorporated city on the Mendocino Coast of Mendocino County, California, home to 6,983 people at the 2020 Census, the Skunk Train and the former Georgia-Pacific mill site, with Noyo Harbor just outside its limits. Redfin put its median sale price at $499,478 for the three months ending June 2026. Because it is a city, its own council, zoning codes and coastal program decide what you can build or rent, and its water comes from a city system that ran short in the 2021 drought.

June 2026, Redfin
Fort Bragg’s sales are thin enough that one month can swing the numbers: Redfin counted 8 sales in June 2026, against 13 a year earlier. Its median was flat year over year and close to the county’s September 2026 median of $480,000 (C.A.R.). Homes sold for a little under asking on average, and Redfin scores the market 15 out of 100, “not very competitive”. In practice that tends to leave buyers time for inspections and some room to negotiate.
| Measure | Figure | Period and source |
|---|---|---|
| Median sale price | $499,478 (down 0.1% year over year) | Three months to June 2026, Redfin |
| Median price per square foot | $437 (up 6.8%) | Redfin, accessed October 2026 |
| Homes sold | 8 (13 a year earlier) | June 2026, Redfin |
| Sold above list price | 12.5% | Redfin, accessed October 2026 |
| Median value of owner-occupied homes | $535,400 | Census ACS 2020–2024, QuickFacts |
| Homes that are owner-occupied | 46.3% | Census ACS 2020–2024 |
| Median gross rent | $1,290 a month | Census ACS 2020–2024 |
| Mendocino County median, for comparison | $480,000 | September 2026, C.A.R. |
Redfin’s numbers are its own calculations from MLS and public records. Fewer than half of Fort Bragg’s occupied homes (46.3%) are lived in by their owners, so a home you tour may well have a tenant; ask early about the lease and any notice the tenant is owed.
What does being inside city limits change?
Inside Fort Bragg’s 2.9 square miles, the city, not the county, sets the rules. Mendocino County still records the deed and collects property tax, but zoning, building permits, rental rules and most coastal permits run through City Hall.
- Two zoning codes: the city keeps an inland code and a coastal code. Which one governs depends on whether the parcel is inside the coastal zone, so look it up before you plan an addition, an ADU or a change of use.
- Coastal program: the city’s Local Coastal Program was first certified in 1983 (California Coastal Commission), and the current program was certified in August 2008 (City of Fort Bragg), so the city, rather than the Commission, generally issues coastal development permits.
- Taxes on a purchase: we found no real property transfer tax in Fort Bragg’s municipal code, so the county’s documentary transfer tax of $1.10 per $1,000 is the one to budget for. Your escrow officer will confirm the figure.
- Local taxes you will notice: the city added a 0.375% sales tax (Measure T, 2024) and raised its lodging tax to 14% from April 1, 2025 (Measure U).
- The harbor is different: Noyo Harbor lies outside city limits, so county zoning applies to property there (see below).
For the county-wide picture, including towns without a city government, see our Mendocino County real estate guide.
Where does Fort Bragg’s water come from?
Fort Bragg runs its own water system, fed by three surface sources: Waterfall Gulch and Newman Gulch, two spring-fed streams that flow by gravity to the treatment plant on Cedar Street, and the Noyo River, which is pumped (City of Fort Bragg). The city stores treated water in three 1.5-million-gallon tanks at its corporation yard and a 3-million-gallon tank on Highway 20, and keeps a 45-acre-foot raw-water reservoir at the end of Summers Lane for low-flow periods.
In a dry autumn the city leans on that small reservoir, and 2021 showed the risk. The Noyo’s flow fell below 1 cubic foot per second for weeks, against about 5 in a normal September, and king tides pushed the river’s salt content too high for drinking water.
| Date | What happened | Source |
|---|---|---|
| By September 2021 | City is under a Stage 3 water emergency; residents have cut use for the year by a third compared with 2019 | The Mendocino Voice |
| September 13, 2021 | Council declares a Stage 4 water emergency: a further 10% cut (30–40% below a normal year), no lawn watering, no car washing outside commercial car washes | The Mendocino Voice |
| Fall 2021 | A small desalination plant goes into service on the Noyo intake, treating brackish river water at low flow and high tide | City of Fort Bragg |
| July 9, 2025 | Exemption filed for geotechnical borings for new water storage | CEQAnet |
| September 16, 2025 | Notice that an environmental impact report will be prepared for three new raw-water reservoirs | CEQAnet |
The planned Water Storage Reservoirs and Community Forest Project would add three reservoirs of 45 acre-feet each, about 44 million gallons in all, roughly a third of a mile southeast of the Summers Lane reservoir. They would fill in winter from the Noyo River or Waterfall Gulch and be drawn down in summer, and the rest of the site would become a public community forest, possibly with trails. No draft environmental report had been posted when we checked in October 2026, so treat the timing as open.
If you are buying in Fort Bragg, ask the seller or the city about water-conservation rules in force at the time of your purchase. Landscaping, a pool or a garden plan can be limited in a dry year.
If a listing is outside city limits, don’t assume city water. Confirm the source for that address; on a private well, the yield test, water quality and the septic system become the main inspections.
Can you rent out a Fort Bragg home short term?
In most of the city, no. Under a 2017 rule, which the council last reviewed in January 2024, Fort Bragg allows short-term vacation rentals only in the Central Business District, on the second or third floor above a commercial use, with a business license and a minor use permit. When the council reviewed the rule in January 2024, there was an informal cap of ten, no more than four permits had ever been issued and two were operating; the council declined to extend rentals to other commercial zones (KZYX).
So a house in a residential neighborhood is a purchase for living in or for a long-term tenant. Where a permitted rental does exist, guests pay the city’s 14% lodging tax. Outside city limits the county’s rules apply instead, with a 10% lodging tax plus a 1% lodging assessment. If rental income matters to your numbers, our investor services page explains how we model it.
What is happening at the former Georgia-Pacific mill site?
The former Georgia-Pacific lumber mill, more than 300 acres on the Fort Bragg coast, is the biggest open question in Fort Bragg real estate. The mill closed in 2002. Georgia-Pacific provided 85 acres to the city in 2009, sold the northern 77 acres to Mendocino Railway, the Skunk Train’s owner, in June 2019, and the railway completed its purchase of the rest on November 19, 2021, taking on the remaining environmental cleanup under state oversight (Mendocino Railway).
| Date | Step |
|---|---|
| August 2021 | The city sues Mendocino Railway in Mendocino County Superior Court, asking that new development follow local and state law; the Coastal Commission later joins |
| November 2024 | The parties agree to a three-month pause in the case, extended in March 2025 |
| February 25, 2025 | Joint council and planning commission visioning workshop on a draft master development proposal |
| June 2025 | Council votes 3–1 to prepare a non-binding memorandum of understanding with the railway and accepts a Mill Site Development Strategy report |
| June 26, 2025 | Public mill site workshop on updated land use, illustrative and open space plans and the development strategy |
| February 2026 | City launches an economic development and mill site community survey |
The railway has agreed that 92% of the site will be subject to local and state oversight, while the status of the remaining 8%, designated for rail use, is unresolved (The Mendocino Voice). When we checked in October 2026, the city’s own page still described the matter as active litigation and listed no development application (City of Fort Bragg). No housing count or construction date has been approved, so if you are buying near the mill site, follow the city’s mill site page rather than any rendering you see in marketing.
Glass Beach, MacKerricher and the coastline
Glass Beach is part of MacKerricher State Park, which runs about nine miles along the coast from Fort Bragg toward the Ten Mile River. The State Parks brochure is plain about the rule: park features are protected and may not be removed, “including glass found at Glass Beach.” State Parks places the park three miles north of Fort Bragg on Highway 1, near Cleone, where you’ll find the 30-acre Lake Cleone, a boardwalk at Laguna Point and the old Haul Road; vehicle day use is $8.
Closer in, the headlands run north to Pudding Creek and its trestle. For a buyer, the practical point is that much of the shoreline north of town is public parkland, and the city tests plans for the mill site against Coastal Act priorities and its coastal program.
Noyo Harbor and the Skunk Train
The Noyo Harbor District, formed in October 1950, runs the berths and public launch ramps in Noyo Harbor, with 256 berths built since 1968 and roughly 43% of moored boats in commercial use when LAFCo reviewed it in 2014 (Mendocino LAFCo). The harbor sits outside city limits, so Mendocino County, not the city, controls land use there. The same report records extensive damage from the March 2011 tsunami, a reminder to check hazard maps and flood insurance for any low-lying parcel near the harbor.
The Skunk Train, founded in 1885, still runs excursions from Fort Bragg, where its listed address is 100 West Laurel Street. Its 7-mile Pudding Creek Express takes about an hour and a half round trip, and railbike trips follow the Noyo; freight service between Fort Bragg and Willits is run under the California Western Railroad name (Skunk Train). The railway’s other role, as owner of the mill site, is covered above.
Getting around from Fort Bragg
Highway 1 runs north and south along the coast through town, and Highway 20 runs east to Willits and U.S. 101. Mendocino Transit Authority Route 65 connects Fort Bragg with Willits, Ukiah, Hopland and Santa Rosa, including the Sonoma County Airport and a SMART stop, with about four trips each way and daily service except Thanksgiving and Christmas. On weekdays, Route 60 links Fort Bragg with Navarro River Junction, where it meets the Route 75 coast bus (MTA timetable).
- Power: Sonoma Clean Power supplies electricity generation, with PG&E delivering it.
- Internet: 93.2% of Fort Bragg households had a broadband subscription in the 2020–2024 Census survey. Confirm the provider and speed at the address before you rely on it for remote work.
- Schools: public schools in the city are in the Fort Bragg Unified School District. Confirm assigned schools for a specific address with the district.

How Diamond Real Estate Group helps Fort Bragg buyers
Most of the homework in Fort Bragg is about rules and water rather than competition. Before you commit, we check whether the parcel is in the coastal zone and which city code applies, read the permit history for additions and ADUs, confirm the water source and any conservation limits, and look at hazard and flood maps for property near the harbor or the bluffs. If you plan to rent, we check the use against the downtown-only rental rule before you price it in.
If you already own on the coast, see how we sell homes or request a home valuation. For an oceanfront or estate property, our luxury real estate services apply, and for retail or mixed-use space downtown, our commercial real estate team. You can also read how we work with buyers.
Selling a home in Fort Bragg
For a Fort Bragg house, City Hall holds the zoning, building and coastal permit history, so that is where seller preparation starts. Mendocino County’s role at closing is recording the deed, with the buyer’s Preliminary Change of Ownership Report.
Coastal zone permits
Part of the city lies in the Coastal Zone, where the Coastal Land Use and Development Code (Title 17) governs development; the city’s current Local Coastal Program was certified by the Coastal Commission in August 2008. Check the city’s Map LU2, which marks the coastal zone. If your parcel is inside it, buyers will ask whether additions, decks or a second unit had a coastal development permit as well as a building permit, so gather both before you list.
Transfer tax
The Fort Bragg Municipal Code has no transfer tax chapter, so only the county tax applies: $0.55 per $500, or $550 on a $500,000 sale. Sellers customarily cover it in Diamond’s North Bay markets, though buyer and seller can agree otherwise. Our transfer tax guide explains the calculation.
Sewer and water questions
The city’s sanitary code sets no lateral inspection at sale. It does make the owner pay to repair leaks in the private part of a lateral, and an old lateral can serve a new building only after the district tests it. When a public main is improved, connected laterals are tested and a failed private section must be fixed within 180 days of notice. A recent camera inspection answers the question before it is asked.
Water is the other topic. The conservation chapter defines five shortage stages, from a Stage 1 alert to a Stage 5 critical shortage; at Stage 4 the city stops issuing permits for new pools and ponds. Tell buyers which stage, if any, is in effect.
Vacation rentals
The 2017 rules allow short-term rentals only on the second or third floor above commercial uses in the Central Business District. In January 2024 the council declined to widen them. A home in a residential zone should be marketed as a residence or a long-term rental.
Required statements
- Smoke alarm and water heater bracing statements, in writing.
- Disclosure of any plumbing fixtures that are not water-conserving.
- Where the parcel is in a High or Very High fire hazard zone, AB 38 documentation or a buyer agreement.

Fort Bragg real estate FAQs
What is the median home price in Fort Bragg, CA?
Redfin’s median sale price for Fort Bragg was $499,478 for the three months ending June 2026, almost unchanged from a year earlier. The Census Bureau’s 2020–2024 estimate of the median value of owner-occupied homes was $535,400. With 8 sales in June 2026 and 13 a year earlier, expect the figure to move with the mix of homes that close.
Is Fort Bragg in the California coastal zone?
Part of it is. The city’s Local Coastal Program was first certified in 1983 and its current version in August 2008, and Fort Bragg applies a separate coastal land use code to parcels inside the zone and an inland code elsewhere. Check the specific parcel with the city’s planning staff before you design any work.
Does Fort Bragg charge a city transfer tax?
We found no transfer-tax chapter in Fort Bragg’s municipal code, unlike Ukiah, Willits and Point Arena, which each levy one. The Mendocino County documentary transfer tax of $1.10 per $1,000 applies, and custom in the county is for the seller to pay it; your escrow officer will confirm the amount and who pays under your contract.
Can I use a Fort Bragg home as a vacation rental?
Only in narrow cases. City rules from 2017 allow short-term rentals only on the upper floors of buildings in the Central Business District, with a business license and a minor use permit, and the council declined to widen that in January 2024; we found no later change as of October 2026. Treat a house in a residential zone as a long-term rental or a home.
What is the lodging tax in Fort Bragg?
14% of the room rent, since April 1, 2025, after voters approved Measure U in November 2024 with 81.5% support. The unincorporated county charges 10% plus a 1% lodging assessment.
Did Fort Bragg run out of water in 2021?
It came close enough to declare a Stage 4 emergency on September 13, 2021, when the Noyo River nearly stopped flowing and turned brackish on high tides. The city cut use by roughly a third, added a small desalination unit that fall, and in 2025 began environmental review of three new reservoirs holding about 44 million gallons.
Is Noyo Harbor part of the City of Fort Bragg?
No. The harbor lies outside city limits and inside the Noyo Harbor District, so Mendocino County controls land use there, although the area is within the city’s sphere of influence. Property near the harbor also deserves a careful look at tsunami and flood mapping.
What is being built on the old mill site?
Nothing has been approved. Mendocino Railway owns most of the former Georgia-Pacific site, the city’s 2021 lawsuit over which rules apply was paused in 2024 and 2025 while the two sides worked toward a non-binding memorandum of understanding, and the city still describes the matter as active litigation. Watch the city’s mill site page for actual applications.
Can I collect sea glass at Glass Beach?
No. Glass Beach is part of MacKerricher State Park, and State Parks prohibits removing park features, including the glass. The rest of the park stretches north toward the Ten Mile River, with Lake Cleone and the Laguna Point boardwalk near Cleone.
Which school district serves Fort Bragg?
Public schools in the city are in the Fort Bragg Unified School District, which also has its own bond rate on Mendocino County tax bills. Confirm the schools assigned to an address directly with the district.
How do I get from Fort Bragg to Santa Rosa without a car?
Mendocino Transit Authority Route 65 runs daily, except Thanksgiving and Christmas, between Fort Bragg and Santa Rosa by way of Willits, Ukiah and Hopland, with stops at the Sonoma County Airport and a SMART station. Check the current timetable, because trips are few and times change.
Is the Skunk Train still running?
Yes. The railroad, founded in 1885, runs excursions from Fort Bragg, including the 7-mile Pudding Creek Express and railbike trips along the Noyo, and longer trips from its Willits end. Its owner, Mendocino Railway, is also the main owner of the mill site.
Who supplies electricity in Fort Bragg?
Sonoma Clean Power supplies the electricity, and PG&E delivers it and handles outages. Ask the seller for a year of bills, especially for homes with electric heat.
