Valuing a Graton Home With Land: Usable Acreage, Improvements and Comparable Sales

A Graton home with land should be priced around the rights, infrastructure and usable space that transfer with the property. Advertised acreage is only one part of that evidence. Two parcels can have different water arrangements, wastewater obligations, access and permitted improvements even when both are marketed as rural homes near the village. A useful comparison explains those differences before attaching a price to them.

No permissioned closed-sale dataset was available for this article. The analysis therefore supplies a complete local comparable-selection method and an original land-use screening example, with no empirical price opinion or invented transactions. Sample size is zero. The arithmetic is clearly hypothetical and demonstrates how to organize a parcel; it does not measure any named property, establish a buildable area or supply a dollar-per-acre adjustment. A property-specific valuation requires verified sales and qualified professional analysis.

Define the ownership being compared

Start with the subject’s parcel identifier, ownership interest, pricing date and existing approved use. Record the residence separately from accessory buildings and other improvements, then describe the land the intended household would actually use. A house on a fee-owned parcel is a different comparison from a resident-owned mobilehome on a rented community space. A proposal for future development is different again. Classifying these interests accurately prevents superficially similar photographs from creating an incoherent pricing set.

The August 26, 2026 Graton Mobilehome Park notice provides a concrete local example of that distinction. It describes a 33-space project at 8525 Graton Road with mobilehomes owned by residents, proposed wells and a public water system, and GCSD sewer. It does not establish completed construction or operating services. That project is useful local context, but it is not evidence that a fee-owned acreage home should be priced against a completed individual unit there.

Village and rural labels need parcel evidence

Permit Sonoma’s report for 2920 Brush Street, APN 130-163-007, identifies a Graton mailing address, unincorporated County jurisdiction, Graton urban service area and GCSD sanitation. The report for 7950 Barcaglia Road, APN 130-261-028, has a Sebastopol mailing address, County jurisdiction and no applicable sanitation district entry. Their respective recorded land sizes are 0.16 and 1.17 acres. Those are documented record differences, not inspected examples or sales comparisons.

Use that distinction to frame the actual search. If the subject’s appeal depends on a particular infrastructure arrangement and manageable village lot, begin with properties sharing that proposition. If the buyer seeks land for a defined purpose, compare properties whose documents and physical evidence support that purpose. Do not replace this step with a ZIP-code filter. A neighboring mailing area can contain a useful comparison, while a property with the same postal label can require substantially different ownership responsibilities.

The County report is a starting point rather than a survey or complete approval file. Preserve its date, limitations and cited fields, and have the relevant professionals reconcile important discrepancies. A zoning label and a recorded acreage figure do not establish that every portion can support a proposed building, planting or access route. The analyst should distinguish verified characteristics from assumptions before measuring the effect of any difference in the transaction evidence.

Inventory land functions without counting them twice

Draw the house area, access, parking, wastewater components, drainage features and other relevant portions using the appropriate plans and professional information. Then identify areas serving multiple purposes. An access route may pass through a larger constraint area; a planted section may contain infrastructure that limits future changes. Simply subtracting every listed area from the gross parcel can count an overlap twice. The original illustration below uses deliberately nonoverlapping figures so the arithmetic is transparent, while showing why an actual site needs better evidence.

Describe the remainder accurately. “Not assigned to these three example areas” is not the same as surveyed usable acreage or approved building area. The buyer may value a yard, privacy, cultivation or a future project for different reasons, and those purposes may have different constraints. Ask what the actual land supports now and what additional approvals or work a proposed use requires. An undeveloped area does not become an approved improvement merely because the subtraction leaves it on the worksheet.

Water and wastewater change what land can support

The district’s Services page separates wastewater and recycled-water functions from household drinking water. Verify the subject’s actual source and the evidence needed for its intended use. For a candidate comparable, obtain permitted information sufficient to understand whether its water arrangement is materially similar. A general groundwater map category should not be converted into an assumption that two wells have equal sustainable production, water quality, treatment costs or rights.

The Barcaglia file makes the distinction tangible. Its 2025 well completion report records construction and a two-hour air-lift test with an express warning about long-term yield. That is evidence with a defined scope, not an operating guarantee for the residence or a future expansion. In an actual comparison, ask the appropriate professional to explain what the current quantity, quality and equipment evidence establishes. Do not award a fixed “new well” premium without understanding the system and support in the sales.

Wastewater has a separate capacity and responsibility file. The district’s homeowner guidance describes limited new hookups and private lateral responsibilities. A connected home is therefore not automatically equivalent to a parcel with an additional connection reserved for future use. For a septic property, identify the approved system and use, current assessment and any applicable operating obligations. Land advertised for another dwelling should not receive a completed-unit adjustment while those prerequisites remain unresolved.

Separate permitted improvements from condition and convenience

The Brush Street history includes a finaled 2026 water-heater replacement, a finaled 2023 reroof and older records with different scopes and statuses. These entries illustrate why “updated” is an insufficient condition category. Obtain the actual records and qualified observations for the subject and enough authorized information to interpret candidate sales. A final for one project does not certify every improvement, and an expired historical application does not by itself establish what physically exists or how the current issue should be valued.

Keep specialist improvements in their own inventory. A workshop, storage building, irrigation system or other feature may be useful to one buyer and less relevant to another. Establish its documented use, condition, service needs and remaining obligations before discussing market contribution. Installation cost and market value are different measures. A contractor’s current quote can help explain the cost of a proposed change, but comparable transactions must support any claim about what buyers paid for the existing feature.

Hypothetical land inventory — areas assumed nonoverlapping solely for this arithmetic
Category Assumed area Meaning
Gross parcel 2.00 acres Chosen example, not either named parcel.
Area A 0.40 acre Example mapped allocation; actual constraints require documents.
Area B 0.25 acre Assumed not to overlap A.
Area C 0.15 acre Assumed not to overlap A or B.
Remainder 2.00 − 0.40 − 0.25 − 0.15 = 1.20 acres Unassigned remainder only; not certified usable or buildable acreage and no price coefficient.
Evidence before including an actual comparable
Screen Required evidence Decision
Ownership and use Title interest, approved use and actual site arrangement. Separate fee-owned land, rented space and unbuilt proposals.
Service and land functions Actual water/wastewater, access, plans and current qualified observations. Record material differences; no generic well, sewer or acreage premiums.
Improvements and condition Dated authorized evidence, permits and appropriate inspection. Separate legal scope, physical condition and cost of proposed work.
Transaction set Verified closed sales, terms, period, source and permission. No dataset supplied: zero observations, no market value result.

Check access as part of the ownership proposition

The Barcaglia history also contains a finaled driveway entrance case referencing special provisions. Obtain the actual documents for a subject property and separate entrance approval from full-route rights, maintenance and present condition. If a candidate sale involved different responsibilities, preserve them in the comparison notes. An approach that suits a passenger car may still need further assessment for the buyer’s intended equipment, deliveries or project. That uncertainty should remain visible rather than disappear inside a broad acreage category.

Build the closed-sale analysis transparently

When an authorized dataset becomes available, state the initial geography, closing period, property type and candidate count. Record why each candidate is included or excluded, including missing evidence, ownership differences or unusual terms. Expand the period or area when necessary, explaining what additional uncertainty that introduces. An expanded set can provide context, but it cannot make materially different rights or infrastructure identical. Any adjustment should have a stated rationale and supporting evidence appropriate to the assignment.

Use the Graton guide and Sonoma County guide for orientation, then connect the verified pricing file to the selling process. The finished analysis should explain the land’s actual functions, the improvements that transfer and the limits of the transaction evidence. Until those sales and professional analysis exist, this screening method remains the useful result; no unsupported price is needed to make it appear complete.
