A Ryde price comparison needs to identify the property interest and transaction before assigning value to river proximity, land or improvements. A house, a mixed commercial and residential holding and a recreational river-use arrangement are different purchases. Their appearance near the same small community does not make them comparable home sales. This guide audits actual local references and presents an original land-area check. It supplies no subject valuation, private transaction export or unsupported waterfront adjustment.
Define what the buyer is acquiring
Start with the residence, land and rights actually offered. Identify recognized accommodation, current condition, access and any shared or river-related responsibilities. An aerial photograph can show surrounding features without establishing their inclusion. The Ryde overview emphasizes this precise property description. The pricing file should use the same description so the comparison concerns the interest being purchased rather than a broader collection of neighboring features.
Keep a waterfront relationship specific. A view, shoreline boundary, access route, dock right and use of a recreational facility can require different evidence. Do not combine them into one “water access” field unless the actual documents support that explanation. A broker needs relevant verified transactions to evaluate any monetary contribution. No standard percentage premium for a dock, river setting or nearby recreational use is established by the references in this audit.
Read the actual Post Office property reference carefully
The issuer’s current listing page marks the Ryde Post Office property at 14286 State Highway 160 as sold and displays $850,000 alongside 40 acres. That is a primary issuer statement about the listing page, not an independently verified closing price, date or set of terms. The displayed figure could remain from marketing. This audit has not entered it into a verified closed-sale dataset or used it to calculate a price-per-acre benchmark. Issuer listing page.
The issuer brochure describes agricultural land with commercial space and apartments, along with reported domestic and irrigation arrangements. Those components make the property materially different from a conventional single-family house. They still need verification of recognized uses, rights, current systems and the interest actually conveyed. No private leases, operating statements or actual transaction documents were obtained here. A mixed-use sale should not silently become a residential comparison merely because it includes living accommodation. Issuer property brochure.
The older brochure’s for-sale description and current page’s sold label also need their dates retained. Multiple versions of the same reference should not become multiple transactions. A buyer seeking the actual closing must obtain the legitimate transaction evidence and reconcile the property identity. The issuer’s location wording also uses Walnut Grove while the brochure uses Ryde, reinforcing why the actual address and parcel matter more than a community label.
A land-division case is not a sale
The actual Leary Road notice identifies 13510 Leary Road, APN 142-0060-027-0000, in unincorporated Sacramento County. It describes an existing approximately 100-acre property with a residence and agricultural improvements, and a proposed 12-acre homesite with an 88-acre remainder. That case provides valuable evidence about the proposed property configuration. It does not supply a sale price, current recorded division or verified private condition. Leary Road public record.
The original arithmetic check confirms that 12 plus 88 equals 100, leaving zero difference in the reported combined acreage. This reconciles the stated proposal areas; it is not a survey or proof of recorded completion. It also does not allocate market value between the two portions. A homesite’s share of total area cannot be used as its share of price without relevant evidence about the actual rights, residence, usable land and transactions.
The proposed agricultural remainder has its own development-right and contract questions. The buyer needs the actual recorded instruments and present configuration before comparing it with unrestricted land or a residence purchase. A planning description of future restrictions is not a completed title review. Keep the larger holding, proposed homesite and remainder distinct until the documents establish which interest is relevant to the pricing question.

Checked October 26, 2026 using decimal arithmetic. Zero independently verified closings, no broker adjustments and no subject value. Zero accepted research transactions is not a statement that Ryde had no sales.
Separate recreational river use from upland ownership
The June 2023 State Lands staff report for lease 5383 describes a proposed recreational arrangement for existing river facilities adjacent to 14250 Isleton Road. It addresses sovereign land, not an ordinary fee-simple residence sale. The document identifies a limited-term use with responsibilities and public-trust limitations. It should not be treated as evidence that a nearby buyer receives permanent or exclusive private river rights. No executed current transfer or assignment has been verified here. State Lands staff report.
A broker comparing properties with river facilities needs the actual current instruments and operating obligations. Their term, permitted use, transfer conditions and maintenance responsibilities may differ. A historic proposed consideration amount is not the market value of the right or a current private expense. The existence of a facility beside the parcel does not establish that it was included in a sale, and a map sketch does not replace title or a verified premises description.
Use actual condition and improvement evidence
A residence’s current accommodation and condition need their own evidence before adjustments are considered. Keep the house, apartments, commercial areas and agricultural improvements separate. A remodel, replacement item or completed addition can contribute differently to buyer choices, but the seller’s expenditure does not establish an equal increase in market value. No inspected property or broker-supported improvement allowance is available for the three references in this audit.
The Leary case also illustrates why parcel planning and building completion are different questions. Obtain the actual residential permit history and relevant completion evidence rather than treating a map approval as recognition of every existing structure. The County Assessor identifies permitting agencies as the official permit and plan sources and explains limits on its own records. Assessment information should not become a substitute for the actual improvement file. County Assessor records guidance.
Document access, services and ongoing obligations
Legal access and practical access should be compared separately. Identify the route and actual rights, then obtain relevant condition evidence and maintenance agreements. A road visible in marketing does not establish its use or cost allocation. If an obligation differs between a subject and candidate, a broker still needs market evidence to quantify its effect. Do not convert an unverified maintenance concern into an arbitrary discount.
Water, wastewater and district charges also require parcel-level records. The County’s provider lookup supplies a route to the actual water district, while private system claims need their own supporting file. A reclamation study provides local flood-control context without pricing an individual home’s condition or insurance. Keep these differences documented so the comparison does not assume every Ryde-area residence carries the same operating duties. County provider route.
Build a verified transaction sample before calculating a median
A useful sample needs a defined subject, search period, geography, property type and inclusion rules. Verify each closing’s identity, date, amount and material terms through appropriate legitimate sources. Keep listings, pending information and planning cases outside the closed-sale table unless their separate role is clearly stated. Sparse evidence may justify a broader search, but the reason and resulting limitations should be explained.
A mixed commercial property, an agricultural parcel proposal and a recreational river-use arrangement cannot produce a meaningful home-sale median by averaging their displayed figures. Even a real closing may need exclusion if the rights, uses or terms are too different for the subject question. Document why each candidate is included or excluded and preserve the uncertainty where an adjustment cannot be supported. No pooled Ryde price statistic has been invented from these references.
The buying process helps organize the subject evidence, and the Sacramento County guide provides broader context. A qualified broker can build on this audit when actual transactions and the subject file are available. The goal is a comparison of the home and rights actually acquired, with every price conclusion traceable to relevant evidence.
