A San Ardo home with land needs comparisons that describe the same kind of purchase. A small-lot residence, an acreage home and vacant agricultural land may appear together in a location search, yet each combines different rights, improvements and operating obligations. Before discussing adjustments, decide which references belong in the comparison and which facts have actually been verified. This guide presents an original public-reference audit and a checked local acreage example. It does not provide a subject valuation or invent a broker adjustment from unverified listing information.
Define the residence and land being valued
Start with the existing residence, the land conveyed with it and the improvements supporting its present use. Record recognized accommodation, condition evidence, water and wastewater arrangements, access rights and ongoing obligations. For acreage, distinguish total area from land usable for the buyer’s actual purpose. Those categories can affect how a property is compared, but their monetary effect requires market evidence. A large acreage figure is a reason to investigate the land more carefully, not a ready-made adjustment factor.
The San Ardo overview connects the home with the services it relies on. Carry that operating description into the comparison file. If a structure’s use, a service arrangement or an access right remains unconfirmed, label the uncertainty where the relevant comparison would be made. Leaving the issue out of a spreadsheet does not make two properties equivalent. The useful preliminary result may be that a candidate requires more work before it can support any conclusion about a subject.
Screen the actual published references
The primary MLSListings feed reports 124 Lockwood San Ardo Road as a three-bedroom, one-bath residence with 124.6 acres. It reports 62251 Rico as a three-bedroom, three-bath residence on a 7,405-square-foot lot, and 62420 Railroad Street as a three-bedroom, two-bath residence. These references establish different published configurations within the same location search. They have not been inspected here, and the feed does not establish completed-sale terms, current systems or recognized improvements. No asking price has been used as a closed-sale value. Primary listing references.
The same feed includes three land references whose addresses are withheld. They remain withheld in this audit. A land listing is not a home sale, and a missing address prevents several identity and location checks from being completed. Two entries with similar areas cannot automatically be treated as either distinct parcels or duplicate properties. The candidate list must retain that uncertainty until legitimate source evidence resolves it. It would be misleading to produce a larger “sample” merely by counting every displayed row as an independent transaction.
Listing identifiers also need reconciliation. The residential reference at Rico appears in more than one source version, and Lockwood San Ardo Road has an older listing identifier as well as the current feed identifier. A relisting or a second display does not establish a second sale. Retain the identifier and source date while matching the underlying property. This audit accepts zero independently verified individual closings, which describes the research evidence available here; it does not mean San Ardo had no sales.
Use a documented land adjustment to test acreage reasoning
The actual PLN200176 decision provides a useful arithmetic check separate from sale pricing. Its four before-adjustment areas are 636.8, 211.9, 321.1 and 222.6 acres. Its described adjusted areas are 519.7, 329, 486.1 and 57.6 acres. Each set totals 1,392.4 acres. The original reconciliation below confirms no difference in the reported combined area. It does not certify a survey, establish pairwise parcel lineage or prove that the approved adjustment was completed and recorded. PLN200176 revised completed resolution.
The decision concerns agricultural land and Williamson Act contracts, with no greater number of parcels created by the adjustment. It cannot be used as evidence that an acreage home may be subdivided or that four new residences were approved. The combined area remaining constant also says nothing by itself about market value. Boundaries can change the relationship between improvements, usable land and access even when total acreage does not change. Those relationships need the actual recorded configuration and property evidence before a sale comparison can be meaningful.

| Reference | Publicly reported category | Research disposition |
|---|---|---|
| 124 Lockwood San Ardo Road, CRNS26213816 | Residence with 124.6 acres | Rural-home candidate; systems, condition, rights and closing remain unverified |
| 62251 Rico, CRNS26200227 | Residence on reported 7,405-square-foot lot | Small-lot contrast; not assumed a matched acreage sale |
| 62420 Railroad Street, ML82053583 | Residence | Preliminary reference; no verified transaction or condition |
| Three address-withheld land entries | Land references | Excluded from home-sale sample; identity and distinctness unresolved |
| PLN200176 | Agricultural lot-line adjustment | Record-analysis example, excluded from transaction sample |

Checked October 26, 2026 using decimal arithmetic. Zero independently verified closings, zero supported broker adjustments and no subject value. Area accounting is not a current survey or proof of recorded completion.
Keep the case chronology separate from the current property
The completed resolution records an April 23, 2024 approval and a later revised certification. A 2026 extension file contains a recommendation for a two-year extension, but its retrieved detail has no final action recorded. That later file also uses Highway 191 where the earlier decision uses Highway 101. Preserve the discrepancy for County confirmation and keep the actual parcel references attached. A valuation file should not present the approved configuration as the current recorded ownership simply because an extension item exists. 2026 extension record.
Once title and recording are established for an actual subject, identify how the boundaries relate to the residence, service facilities and access. Usable acreage should be described for a stated use and supported by appropriate evidence. A home site, cultivated ground and land that is difficult to reach are not interchangeable comparison units merely because each is measured in acres. A qualified broker or appraiser can then evaluate whether the available transactions support a measurable market difference, rather than importing a generic premium or discount.
Do not confuse assessment evidence with a sale adjustment
The County’s Williamson Act survey explains the role of economic-rent information in appraising contracted land and requests operating income, expense and production data. That is a specific assessment process, not a schedule of market-price adjustments for all San Ardo acreage. A property’s actual contract, current assessment and buyer restrictions need separate review. No contract status or tax benefit has been established for the residential listing references in this audit. County Williamson Act survey.
Similarly, a seller’s tax history does not establish what the next buyer will pay or what the property is worth in a transaction. The Assessor’s supplemental-assessment guidance identifies changes in ownership and new construction as events that can require further assessment. Keep that ownership-cost discussion alongside the comparison rather than using an assessed amount as an unexplained proxy for market evidence. If a budget difference is claimed to affect demand, the broker still needs relevant transaction evidence to quantify it. Supplemental-assessment guidance.
Build the supported comparison before publishing a number
The address-withheld land rows demonstrate a useful numerical check without resolving identity. One reports 40 acres and another reports 1,742,400 square feet. Using 43,560 square feet per acre, the latter also converts to 40 acres. That equivalence is a reason to investigate possible overlap, not proof that the entries are duplicates. Different parcels can have the same area, and the same parcel can appear under different identifiers. Until the legitimate source establishes identity, neither combining them nor counting both as independent comparable sales is justified.
Keep area arithmetic separate from accommodation and condition. The acreage residence and the two smaller-lot homes have different reported configurations, but the feed does not supply the evidence needed to price the contribution of their buildings or land. A house-price-per-square-foot calculation could blend the residence, acreage and other features into one misleading unit. A land-price-per-acre calculation could do the same in reverse. A qualified comparison should first establish the actual bundle conveyed and then test the differences against verified transactions. No percentage allowance for rural land, extra bathrooms or a particular road setting is established by this audit.
The next stage requires a defined subject, a stated search period, verified closed transactions and permission to use the selected information. Retain the reasons each candidate is included or excluded, then document the significant differences in rights, condition, improvements and operating obligations. An adjustment should identify its evidentiary basis and uncertainty. Where the evidence cannot support a numerical difference, say so. A polished table with invented amounts would conceal the very gaps the comparison is intended to reveal.
A seller can prepare by gathering the current operating, title and improvement file before asking a broker to select comparisons. The selling process helps organize that preparation, while the Monterey County guide supplies regional context. Refresh this local candidate audit when verified transactions and subject evidence become available. Its present contribution is a traceable screening method and a checked land-record example, with the limits visible beside the findings.
