Pricing a Gonzales Home: Comparable Records,Dates and Supported Adjustments

A Gonzales pricing file should distinguish a useful property reference from a sale that supports a particular adjustment. Two houses on the same street may share bedroom count and reported lot area while differing in size, garage, condition and timing. Two other houses may report the same price on different dates without proving that the market stayed unchanged. Actual public records illustrate both situations and show why a precise-looking calculation can exceed the evidence behind it.

This article develops the pricing questions introduced in the Gonzales guide. It is an original candidate-record audit reviewed October 26, 2026, rather than a complete sales export or broker-authored valuation. No subject was inspected, no private MLS publication license was obtained and no independent closing documents or professional adjustment were supplied. The analysis keeps those limits beside the actual reported facts.

Begin with the two Brockmann Drive references

The public 473 Brockmann Drive record, ML82021530, reports a closed house at $605,000 with two bedrooms, one bathroom, 960 square feet and a 5,800-square-foot lot. The 489 Brockmann Drive record, ML82050060, reports $651,000 with the same bedroom/bath count and lot area, but 1,082 square feet. These similarities make the pair worth investigating; they do not establish equivalent properties.

The reported size difference is 122 square feet and the reported price gap is $46,000. The public garage fields also differ, and the descriptions do not supply verified equivalent condition or transaction terms. Most importantly, this research did not establish 473’s closing date. Its June 2026 page-modification field cannot be substituted for that event. The pair can illustrate the questions needed for comparison, but it cannot serve as a verified same-period adjusted pair.

What can enter a final analysis?
Evidence question Current treatment
Complete community/date-period sample? No;these are deliberately selected records
Independently authenticated closings? None obtained;publisher status and dates attributed
Supported causal adjustment? None established;retain differences as questions
Private data rights/professional review? Outstanding before publication or a pricing recommendation

Do not assign the entire gap to one difference

It would be tempting to divide the Brockmann price gap by the extra floor area and call the result an adjustment for space. That would also absorb every other unresolved difference into the calculation. A different garage, layout, condition, transaction term or sale period could contribute to the observed prices. The evidence used here does not isolate those effects. A broker should obtain the actual property and closing information before assigning a causal dollar figure.

The same caution applies to the equal lot fields. Two published 5,800-square-foot lots need not provide identical outdoor utility, access or restrictions. The relevant comparison concerns the actual site arrangement and the activities it supports. Verify the measurement and the features important to the subject before declaring the land equivalent. A matching data field is a useful screening fact, not proof that every associated ownership characteristic is the same.

Read improvement claims as evidence questions

The 489 Brockmann description identifies several updates. An expenditure or marketing claim does not automatically establish approved scope, completed inspections or market contribution. Obtain the actual work chronology and appropriate current condition evidence. If the subject or comparable depends on an altered room, distinguish the represented use from the supporting records. A general updated-home description cannot supply the precise information needed for a defensible condition adjustment.

Keep repair cost separate from value contribution. A suitable estimate can quantify a defined scope of work, while the market response requires its own evidence. Buyers may consider timing, disruption and uncertainty as well as the amount of a quote. Without comparable evidence isolating that response, a dollar-for-dollar adjustment remains an assumption. The final analysis should identify the assumption rather than present it as professional judgment supplied for this article.

The Burgundy records illustrate a different limit

The Gonzales sold gateway reports $830,000 for both 1413 Burgundy Way and 1421 Burgundy Way, each described as five bedrooms and three bathrooms. Their reported sale dates are June 1 and April 9, 2026. Those facts create a useful chronology lead. The individual property files were unavailable in this research, so no unreported area, condition, rights or transaction terms are filled in.

The zero nominal-price difference cannot establish zero market change between April and June. The houses might differ in important ways, and the dates do not establish when buyers negotiated their terms. A time adjustment requires a supported method and a relevant evidence set. Two same-street records with matching price and room-count fields do not provide that method on their own. They identify what a broker should investigate next.

Keep different accommodation and ownership types visible

A later-built four-bedroom reference such as 801 Gonzalez Circle may be relevant to a particular household, but it is not interchangeable with either two-bedroom Brockmann house. Define the subject’s accommodation and practical alternatives before expanding the comparison. If a buyer would consider both, explain the functional difference and the evidence supporting their relative appeal. Do not let a shared city label conceal a substantial change in the product being compared.

A residential-income triplex such as the public Eighth Street reference requires a separate ownership and operating analysis. Its total area spans different units and its responsibilities may differ from a detached residence. A buyer’s ability to use a particular unit, actual agreements and service allocation require appropriate evidence. A marketed income figure or proposed owner-occupancy possibility cannot simply be capitalized or added to a detached-house comparison without that investigation.

Future accommodation needs its own feasibility file

Gonzales publishes pre-approved detached-ADU plans, which are a real local resource for defined projects. Their existence does not establish an approved ADU at a subject house. If a seller describes future accommodation as a value opportunity, identify the actual site’s feasibility, required documents and project costs. Keep the current supported house separate from the proposal. A plan choice cannot become an invented completed bedroom or a guaranteed income stream in the comparable grid.

The same applies to broader development material. A dated planning proposal, a specific approval and a completed neighborhood answer different questions. Identify the actual project stage and its relevance before assigning a benefit to the subject. A general city development page cannot establish that a future amenity is delivered, and its proposed location does not prove a private view or access right. Preserve the source date and unresolved questions in the pricing file.

Disclose the sample and data-use limits

The research date is a snapshot, not a complete closing period. The Burgundy rows provide a reported April-to-June comparison lead, while the Brockmann pair lacks a verified date for one record. The data were deliberately selected for an evidence exercise. No community median, inventory estimate or rate of appreciation was calculated. A final subject analysis should define its geographic and time boundaries before reviewing results and explain each material inclusion or exclusion.

The primary publisher pages contain restrictions on redistribution. This unpublished draft assumes no private export permission and reproduces no listing remarks, images or publisher charts. Before public use of the limited factual comparison, resolve the necessary rights and attribution. Before a price recommendation, obtain qualified broker review, appropriate authorized data and the actual subject evidence. Those requirements are distinct from checking the arithmetic of a small public-record exercise.

Make the recommendation traceable

A useful final file should connect every material adjustment with its evidence and distinguish unsupported differences from established effects. Keep record identity, source version and transaction timing beside the property facts. If a candidate lacks necessary evidence, explain whether it remains background context or is excluded. A smaller set of well-supported comparisons can be more useful than a larger table whose apparent precision depends on invented condition rankings or assumed dates.

Use the Monterey County guide for regional context and the selling process guide for transaction planning. Refresh the analysis when verified sales, subject condition or competing alternatives change. The defensible result should explain what the actual records establish, why each comparable belongs and where qualified judgment still requires better evidence, with no unsupported price premium hidden inside the calculation.
