By Redfin’s measures, ZIP 94585 was more competitive than Fairfield this summer. Sales jumped to 69 in August 2026 from 45 a year earlier, more than half of homes sold above their asking price, and the typical sale-to-list ratio (sale price divided by final list price) was 100.4%. Redfin’s Compete Score for the ZIP was 80 out of 100, against 71 for Fairfield (Redfin).

Two readings stand out. The median sat about $65,000 below Fairfield’s, yet the price per square foot ($367) was higher than Fairfield’s ($311), so compare homes on size and lot, not price alone. And at about 70 sales a month, a handful of unusual closings can move the ZIP figures. The Census owner-value and rent figures are survey estimates for 2020–2024, useful for direction rather than pricing. Our Solano County real estate guide puts these numbers next to the other towns.

New homes and new construction in Suisun City

The city celebrated the groundbreaking of Century Communities’ Meridian West subdivision on May 10, 2023: 71 single-family homes on the west side of the city, on the former site of Crystal Middle School. At the ceremony the city manager said, “I don’t think Suisun City has ever seen a development boom like we are seeing right now” (City of Suisun City).

When we checked on October 23, 2026, the builder’s Meridian community page listed five floor plans of 1,762 to 2,089 square feet, all three-bedroom single-family homes with two to two and a half baths, near Highway 12 and Interstate 80. Available homes started at $592,000, Plan 1 at $614,990, and some were marked move-in ready (Century Communities). Builder prices and incentives change often, so treat these as a snapshot.

Downtown projects

In its September 1, 2026 announcement of the downtown property sale, the city reported that construction of Awanta Waterfront, a 20-unit residential development on the water, was “scheduled to begin this spring,” that work was underway on the Almond Garden project and on the Lotz Way development by Camran Nojoomi, and that it was still marketing a 34-acre parcel at the top of downtown (City of Suisun City).

What to ask before you sign a builder contract

  • Special taxes and HOA dues: the Meridian page doesn’t mention either. Ask in writing whether the lot is in a community facilities district (Mello-Roos) or a homeowners association. Under Civil Code §1102.6b, a seller of a home with a Mello-Roos lien must try to get each district’s notice, which shows the current tax, the maximum, how fast it can rise and when it ends (Civil Code §1102.6b).
  • Utilities: water comes from the Suisun-Solano Water Authority and sewer from the Fairfield-Suisun Sewer District, so ask the builder for both connection confirmations and the first-year charges.
  • Resale versus new: compare the builder’s price with recent resales of similar size. As a rough illustration only, the ZIP’s median of $367 a square foot works out to about $660,000 for 1,800 square feet; actual comparables of the same size, lot and age are what count.

Suisun Marsh, the waterfront and flood checks

Suisun City borders Suisun Marsh. In 1977 the Legislature passed the Suisun Marsh Preservation Act (AB 1717), and the Suisun Resource Conservation District is responsible for water management practices on privately owned land in the marsh. The district covers more than 115,000 acres of wetlands, bays, sloughs and grassland, including 52,000 acres of managed wetlands (Suisun RCD).

That shapes what can be built at the city’s edge. Suisun City’s Planning Division lists the San Francisco Bay Conservation and Development Commission (BCDC), the Suisun Resource Conservation District, the U.S. Army Corps of Engineers and the U.S. Fish and Wildlife Service among the agencies it works with (City of Suisun City). A project on or near marsh land can need approvals beyond a city permit.

The marina and the Waterfront District

The city marina has 160 rental berths and a 300-foot guest dock on the Suisun Channel, which is dredged for deep-water access by most recreational boats and connects directly to the Delta and San Francisco Bay. The public launch ramp is open 24 hours with a $10 parking permit, and the harbormaster’s office is at 800 Kellogg Street (Suisun City Marina). Downtown is zoned under its own Waterfront District Specific Plan (Chapter 18.26 of the city code).

Flood zones

Low ground beside a marsh and a boat channel is where flood maps matter. Suisun City regulates construction in mapped flood areas under Chapter 15.08, Floodplains and Flood Damage Prevention. Look up the address on FEMA’s Flood Map Service Center before you make an offer, read the Natural Hazard Disclosure Statement, which shows whether the home is in a FEMA special flood hazard area, and ask your lender early whether flood insurance will be required.

California Forever’s annexation request: where it stands

California Forever, the company behind a proposed new city in eastern Solano County, has shifted from a countywide vote to annexation into Suisun City. Nothing has been approved. Here is the record so far, by date.

May 2026Timeline reported in May 2026: a 15,737-acre project for about 150,000 residents within 20 years; draft EIR in fall 2026, certification targeted for winter 2026, approval hearings in spring 2027 and a Solano LAFCo decision in 2027 or 2028; some groups asked for a citywide advisory voteThe Vallejo Sun, May 15, 2026
September 1, 2026The city announced that the first phase of a downtown sale had closed: 707 Main Street and two parking lots went to California Forever, which leases the lots back to the city for $1 a year for public useCity of Suisun City

For a buyer, the practical point is timing. The draft EIR is the first document that will lay out traffic, water and service effects in detail, and annexation needs approval from the Solano Local Agency Formation Commission after the city acts. The city’s Planning page links “Suisun City Expansion Exploration” and the project’s application and process documents.

Rules that affect a Suisun City purchase

  • Transfer tax: Suisun City’s transfer tax (§3.08.020) is the $0.55 per $1,000 city share credited against the county’s $1.10, so the total stays at $1.10 per $1,000, about $588 on a $534,769 sale, customarily paid by the seller in Solano County.
  • No city disclosure form: unlike Fairfield, whose Chapter 18A adds a local disclosure statement, Suisun City’s code table of contents shows no local transfer-disclosure chapter, so the state forms and the Natural Hazard Disclosure Statement carry the load.
  • Hotel tax and short-term rentals: the code sets the transient occupancy tax by council resolution rather than naming a rate (§5.06.030), and it has no chapter titled for short-term or vacation rentals. Ask the city’s planning and finance staff before you buy for nightly rental income.
  • Long-term rentals: there’s no local rent control or eviction ordinance, so state law applies, including the AB 1482 cap of 5% plus inflation or 10%, whichever is lower, for covered units (Civil Code §1947.12). If you plan to hire a property manager, see our investor services.
  • Vacant and bank-owned homes: Chapter 8.13 is a registration program for abandoned and distressed residential properties; if you’re buying a vacant or bank-owned home, ask whether it’s registered. Our guide to buying REOs and short sales covers those purchases.

Getting around from Suisun City

Suisun City has its own Capitol Corridor stop. The Suisun-Fairfield station, a building with a waiting room at 177 Main Street (Amtrak), sits on the line that runs from Placer County through Sacramento and Davis to Martinez and San Jose (Capitol Corridor). Fairfield’s Fairfield-Vacaville Hannigan station, at 4921 Vanden Road, is the area’s other Capitol Corridor stop.

By road, Century Communities describes its Meridian site as near Highway 12 and Interstate 80. Travis Air Force Base is a neighbor too: the 2025 annexation agreement with Rio Vista pledged to protect it, and the Solano County Airport Land Use Commission, which reviews land use near the base, is on the city’s list of planning partners. The Census puts the average commute for Suisun City workers at 31.9 minutes (2020–2024).

Daily life, schools and services

  • Downtown: the Waterfront District has restaurants within walking distance of the marina, and the city code includes a Main Street–Waterfront Business Improvement District (Chapter 3.40).
  • Schools: Suisun City shares the Fairfield-Suisun Unified School District with Fairfield. Confirm the assigned schools for an address with the district.
  • Water: the Suisun-Solano Water Authority, a partnership of the city and the Solano Irrigation District, treats Lake Berryessa water at the Cement Hill Water Treatment Plant (2020 water quality report).
  • Sewer: the Fairfield-Suisun Sewer District serves all property in both cities and Travis Air Force Base (FSSD).
  • History: the city was incorporated on October 9, 1868, and takes its name from Suisun Bay and the Suisun people; a fire struck downtown in 1888.

How Diamond Real Estate Group helps Suisun City buyers

In Suisun City the homework splits between new construction and the marsh edge. On a builder home, we get the special-tax and HOA answers in writing, compare the price with recent resales of the same size, and read the purchase contract’s deposit and closing terms with you. On a resale, we pull the FEMA flood status and the hazard disclosure first, then the utility history. And because the annexation review will run through 2027 or later, we track the draft EIR and hearing dates for clients who care how it turns out.

See the Solano County hub for the rest of the county, or how we work with buyers.

Selling a home in Suisun City

Suisun City is its own incorporated city, separate from Fairfield, so permits, planning approvals and floodplain building records for a house here are Suisun City files. Ask the city for the permit history on your address before you list, especially for additions or garage conversions.

Transfer tax

Solano County’s documentary transfer tax of $1.10 per $1,000 is the only one on a Suisun City sale; Old Republic Title lists no separate city tax. At a price near $535,000, that comes to about $589. The guide shows sellers customarily paying it, but it is a negotiable term. Our transfer tax guide explains the math.

Sewer laterals

The Fairfield-Suisun Sewer District serves the city but states that it is not responsible for laterals. The owner looks after the line to the public main unless the city has approved the cleanout, in which case the city maintains the lower lateral. The district describes no inspection at sale and refers specific questions to the city’s Public Works department.

Disclosures that matter near the marsh

On low ground by Suisun Marsh and the channel, the natural hazard disclosure report carries much of the weight. Besides flood and fire zones, the expert report must note whether the parcel lies within the Bay Conservation and Development Commission’s jurisdiction. It must also flag an airport influence area; the county Airport Land Use Commission keeps the compatibility plan for nearby Travis Air Force Base.

Other items to prepare

  • For a newer home with a Mello-Roos or 1915 Act lien, the agency notice or a current tax bill showing the charge.
  • A written smoke alarm statement before title transfers.
  • A water heater bracing certification, which can go in the transfer disclosure statement.
  • A disclosure of any noncompliant plumbing fixtures still in place.

Suisun City buyers commonly ask for an elevation certificate, past flood insurance premiums and the utility bills, so collect them before the listing goes live. When you are ready to plan the sale, our home selling services page outlines the process.

Suisun City real estate FAQs

Are there new homes for sale in Suisun City?

Yes. Century Communities’ Meridian community page listed new three-bedroom single-family homes from $592,000 on October 23, 2026, in plans of 1,762 to 2,089 square feet. Downtown, the city expects construction of the 20-unit Awanta Waterfront development, and Almond Garden and Lotz Way are under way.

How much does a house cost in Suisun City?

Redfin’s median for ZIP 94585 was $534,769 for the three months to August 2026, up 0.9% on a year earlier, with 69 sales in August. More than half of homes sold above asking, so budget for competition on well-priced listings.

Is Suisun City part of Fairfield?

No. Suisun City has been its own incorporated city since 1868, with its own council, planning department and marina. It shares the Fairfield-Suisun Unified School District, the Fairfield-Suisun Sewer District and the Suisun-Fairfield train station name with its larger neighbor.

Is there land for sale in Suisun City?

Inside the city, options are limited: Suisun City has about four square miles of land, and the city itself was still marketing a 34-acre downtown parcel in September 2026. The pending annexation request covers about 22,000 acres of unincorporated land to the east owned by California Forever.

Is California Forever building in Suisun City?

Not yet. The company has applied for Suisun City to annex 22,873 acres, and the timeline reported in May 2026 put the draft environmental report in fall 2026, approval hearings in spring 2027 and a LAFCo decision in 2027 or 2028. By September 1, 2026, it had also bought 707 Main Street and two downtown parking lots from the city.

Does Suisun City flood?

Some low-lying areas near the marsh and channel can be in mapped flood zones. The city regulates building there under Chapter 15.08, so check the address on FEMA’s flood map and the hazard disclosure before you commit.

Who provides water and sewer in Suisun City?

Water comes from the Suisun-Solano Water Authority, run jointly by the city and the Solano Irrigation District using Lake Berryessa water. Sewer service comes from the Fairfield-Suisun Sewer District.

Can I keep a boat in Suisun City?

The city marina rents 160 berths and has a 300-foot guest dock and a 24-hour public launch ramp ($10 parking permit). Contact the harbormaster at 800 Kellogg Street about slip availability and rates.

Does Suisun City have rent control?

No local rent control or eviction ordinance applies. State law does, including AB 1482’s annual cap for covered rentals, so landlords and property managers work within the state framework.

Can I run a short-term rental in Suisun City?

Confirm before you buy. The code has no chapter titled for short-term rentals and sets the hotel tax by council resolution, so ask the city about permits and the current rate for the address.

Can I commute by train from Suisun City?

Yes. The Suisun-Fairfield Capitol Corridor station is at 177 Main Street downtown, on the line toward Sacramento in one direction and Martinez and the Bay Area in the other.

Which school district serves Suisun City?

The Fairfield-Suisun Unified School District. Ask the district which schools serve a particular address.

Is Suisun City a good place to live?

We stick to facts rather than verdicts. Suisun City has a train station, a public marina, a median price below Fairfield’s and the county’s, and a 31.9-minute average commute (Census). The things to weigh are flood maps near the marsh and how the annexation review plays out.
