Sunnyvale is a Santa Clara County city of about 157,000 people between Mountain View, Cupertino and Santa Clara, running from the Moffett Park business district near the Bay to the neighborhoods south of Homestead Road. The city mixes postwar single-family tracts, many townhome and condominium communities, and newer apartments and condos around downtown and the El Camino Real corridor. The agents below work from Redfin, Coldwell Banker and Intero and name Sunnyvale or its ZIP codes on a public page.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker that matches the brokerage the agent represents.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Sunnyvale. We opened each agent’s brokerage profile, MLS profile or brokerage city directory and confirmed it names Sunnyvale (or its ZIP codes) as an area served.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

A citywide median blends detached Eichler and ranch homes with townhomes and condominiums, which trade at very different prices. Ask agents for recent closed sales of the same property type and neighborhood, not citywide figures.

Single-family tracts, townhomes and the downtown core

Much of Sunnyvale was built out after World War II, so many neighborhoods are grids of single-story ranch homes and Eichlers, with later additions and remodels. Townhome and condo communities are spread across the city, and newer multi-story housing has gone up around Murphy Avenue, the Caltrain station and El Camino Real. North of Central Expressway, Moffett Park and the Peery Park area are mostly offices and research campuses. School attendance areas cross several districts, so confirm the assigned schools for a specific address with the district. For more on the city, see our Sunnyvale real estate guide, condo and townhome ownership costs and older home records and inspections.

Costs and rules specific to a Sunnyvale purchase

  • Transfer tax. Sunnyvale’s Municipal Code Chapter 3.08, the Real Property Transfer Tax of the City of Sunnyvale, sets a city tax of 27.5 cents for each $500 of value on sales over $100. Under the Santa Clara County Ordinance Code, Division A30, Chapter III, the county charges 55 cents per $500 ($1.10 per $1,000), and the Santa Clara County Clerk-Recorder collects transfer tax at recording. When a city tax is set at half the county rate, section A30-40 of the County code credits it against the county tax; confirm the total on your escrow estimate. Our California transfer tax guide explains who usually pays.
  • Older homes and permits. Many homes have been expanded or remodeled more than once. Ask for the City permit history and compare it with what you see before you remove contingencies.
  • HOAs. Townhomes and condominiums come with HOA dues, rules and reserve studies; read budgets and minutes early.
  • Hazards. Read the natural hazard disclosure report for mapped flood, fault and liquefaction zones, which matter in the lower areas near the Bay.

How to vet a Sunnyvale agent

  1. Ask for comparables by property type. A detached Eichler, a 1990s townhome and a new downtown condo need different comparable sales.
  2. Ask how they check permits. Many homes have additions; ask how the agent compares City permit records with the house as built.
  3. Read HOA documents early. For townhomes and condos, ask for the budget, reserve study, minutes and any special assessments before you write.
  4. Confirm school assignments by address. Sunnyvale addresses fall in more than one school district; check with the district, not a listing.
  5. Ask for a net sheet. It should show the transfer tax from escrow and any HOA transfer fees.
  6. Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.

Sunnyvale questions we hear

Does Sunnyvale have a city transfer tax?

Yes. Municipal Code Chapter 3.08 sets a city tax of 27.5 cents per $500 of value. State law credits a half-rate city tax against the county tax, so confirm the total on your escrow estimate.

What is the median home value in Sunnyvale?

Census estimates put the median owner-occupied value at about $1,719,600 for 2024. Ask an agent for recent sales of similar homes nearby.

Are townhomes and condos common in Sunnyvale?

Yes. Townhome and condo communities are found across the city, so HOA dues, rules and reserves are part of many purchases.

Do the agents in this guide have Sunnyvale offices?

Not necessarily. Several work from offices in Cupertino, Saratoga and Los Gatos; each one names Sunnyvale or its ZIP codes on a public page.

Is the agent order a ranking?

No. Our broker is listed first because we publish the guide; everyone else is alphabetical by last name.
