Best Realtors in Roseville, CA (2026 Guide)
By Matthew Martinez
Roseville is the largest city in Placer County, with about 163,000 people along Interstate 80 northeast of Sacramento. It mixes an older core around downtown and Vernon Street with large newer neighborhoods, many of which carry special taxes, so the cost of owning a Roseville home depends on more than the purchase price.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker that matches the brokerage on the agent’s profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under.
- A public page that names Roseville. Each agent’s brokerage profile or office roster names Roseville or a Roseville office.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Downtown Roseville and the newer neighborhoods
Roseville’s older neighborhoods sit near downtown and the historic Vernon Street area, while much of the city’s newer housing is in planned subdivisions, where special taxes are common. The city borders Granite Bay, Rocklin and Citrus Heights, and many agents who work Roseville also work those markets. For an overview, see our Roseville real estate guide and our neighborhood comparison notes.
Costs and rules specific to a Roseville purchase
- Transfer tax. Fidelity National Financial’s title guide (Who Pays What, rev. January 2026) lists Placer County’s documentary transfer tax at $1.10 per $1,000, customarily paid by the seller, and lists no Roseville city transfer tax: about $735 on a $668,600 sale. Confirm it on your escrow estimate. Our California transfer tax guide explains who usually pays.
- Mello-Roos and other special taxes. The City of Roseville’s special taxes page explains that Mello-Roos districts can fund services such as parks, landscaping and police and fire protection, and that the special taxes usually appear on the regular property tax bill, due December 10 and April 10. The City also lists landscape and lighting districts and older 1915 Act assessment districts. To see every tax on a parcel, the City suggests finding the parcel number with its Property Information Tool and then looking it up on the Placer County site.
- HOA dues. Many subdivisions also have homeowners associations; review the budget, reserves and rules. Our association and assessment costs page covers what to ask.
- Hazards and insurance. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, check flood exposure near creeks, read the natural hazard disclosure report and get an insurance quote early.

How to vet a Roseville agent
- Ask for sales in your neighborhood. Older homes near downtown and newer subdivisions price differently; ask for recent sales in the area you are considering.
- Have the agent pull every special tax. Ask for the Mello-Roos, landscape and lighting and any assessment district amounts on the parcel, and compare total monthly cost.
- Read HOA documents early. Where there is a homeowners association, review the rules and reserves during your contingency period.
- Ask about Granite Bay and Rocklin comparisons. Many buyers compare Roseville with neighboring cities; ask how the agent weighs taxes, lot size and commute.
- Get insurance quotes early. Check fire and flood maps for the address and get a quote before removing contingencies.
- Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.
