Pacifica is a coastal city of about 37,000 people just south of San Francisco and Daly City, strung along Highway 1 through a series of valleys and beach neighborhoods. Part of the city lies in the Coastal Zone, so where a home sits relative to the shoreline can change what permits you need, and the agents in this guide work from Pacifica and Half Moon Bay offices.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Pacifica. We opened each agent’s brokerage profile or MLS profile and confirmed it names Pacifica (or its ZIP code, 94044) as an area served, work area or office location.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Pacifica’s estimated median value sits below the San Mateo County figure, but prices vary widely between ocean-view hillside homes, valley tract homes and older cottages near the beach. Ask agents for recent closed sales in the neighborhood you are considering.

Linda Mar, Sharp Park, Vallemar and the beach neighborhoods

Pacifica grew as a string of separate communities, and the neighborhoods still feel distinct: Linda Mar and Park Pacifica in the valleys, Vallemar and Rockaway Beach in the middle of town, Sharp Park and the West End near the pier and golf course, Pedro Point at the south end, and the Manor and Fairway Park areas on the north bluffs and hills. Fog, wind and salt air are part of daily life, and bluff-top streets have faced erosion. For more, see our Pacifica real estate guide.

Costs and rules specific to a Pacifica purchase

  • Transfer tax. The San Mateo County Clerk-Recorder lists the county documentary transfer tax at 55 cents per $500, or $1.10 per $1,000 of value: about $1,375 on a $1,249,800 sale. The Clerk-Recorder’s page names the City of San Mateo as the city with an additional conveyance tax and does not list one for Pacifica; confirm the total on your escrow estimate. Our California transfer tax guide explains who usually pays.
  • Coastal development permits. The City’s coastal development permit page divides the Coastal Zone into three areas: most parcels where the City decides permits, a strip nearest the shoreline where City decisions can be appealed to the Coastal Commission, and areas where the Coastal Commission issues permits directly. Most development in the zone needs a permit unless exempt, and the City says exemptions don’t apply on bluffs, steep slopes, landslide areas or sensitive habitat. Ask Planning which area a parcel is in before you plan an addition.
  • Bluffs and erosion. On ocean-side lots, ask for any geotechnical reports, past shoreline work and permit history, and read the natural hazard disclosure report closely.
  • Fire hazard and insurance. Hillside neighborhoods back onto open space. Check the State Fire Marshal’s Fire Hazard Severity Zone maps and get an insurance quote early; in a High or Very High zone, see our AB 38 guide.

How to vet a Pacifica agent

  1. Ask which coastal permit area a home is in. The answer decides whether the City or the Coastal Commission handles permits for future work.
  2. Ask about bluff and slope history. For ocean-side and hillside homes, ask for geotechnical reports, past repairs and any shoreline protection permits.
  3. Ask for neighborhood-level sales. Linda Mar, Vallemar, Sharp Park and Pedro Point price differently; ask for closed sales nearby.
  4. Check moisture and corrosion. Salt air and fog are hard on siding, windows and foundations; plan a thorough inspection.
  5. Get insurance quotes early. Hillside and coastal exposure can affect premiums.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.

Pacifica questions we hear

Is there a city transfer tax in Pacifica?

The County Clerk-Recorder’s page lists the county tax of $1.10 per $1,000 and names only the City of San Mateo for an extra city tax. Confirm the total on your escrow estimate.

Do I need a coastal permit to remodel in Pacifica?

It depends on where the home is and what you plan. The City says most development in its Coastal Zone needs a coastal development permit unless the project is exempt, and exemptions don’t apply on bluffs, steep slopes or landslide areas.

What is the median home value in Pacifica?

Census estimates put the median owner-occupied value at about $1,249,800 for 2020–2024. Ask an agent for recent sales of similar homes.

Is the agent order a ranking?

No. Our broker is listed first because we publish the guide; everyone else is alphabetical by last name.
