Lakeport is the Lake County seat, a small city of about 5,100 people on the west shore of Clear Lake with a lakefront downtown along Main Street. Buyers here look at older in-town homes, lakefront and lake-view lots, and rural parcels toward Kelseyville and Scotts Valley Two of the brokerage offices in this guide, CENTURY 21 Epic and RE/MAX Gold, are on South Main Street.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status with a responsible broker.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public profile that names Lakeport. We opened each agent’s brokerage or listing-site profile and confirmed it names Lakeport, Lake County, or a Lakeport office.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Source: U.S. Census Bureau American Community Survey 2024 5-year estimates, as presented by Census Reporter. The Census QuickFacts page did not load when we checked. Figures are estimates with margins of error.

Lakeport’s median owner-occupied value sits close to the Lake County figure of $324,300 reported by QuickFacts, while its commute is much shorter than the county’s 32-minute mean, since the county seat is also a job center. These are five-year survey figures, not current sale prices; ask an agent for recent sales of similar homes nearby.

Downtown, the lakefront and the edges of town

Lakeport is an incorporated city, so the City of Lakeport, not the County, handles zoning and permits inside city limits. Just outside, North Lakeport, the Lakeport area plan and the rural land toward Kelseyville fall under Lake County; the County’s plans page lists a Lakeport area plan among its eight community plans. Confirm which jurisdiction a parcel is in before you budget for a remodel or an ADU.

Costs and rules specific to a Lakeport purchase

  • Transfer tax. The Lake County Assessor-Recorder fee schedule lists the documentary transfer tax at $1.10 per $1,000 of value and shows no city transfer tax, so a Lakeport sale pays the county rate only: about $367 on a $333,800 sale. Our California transfer tax guide explains who usually pays.
  • Short-term rentals. In July 2026 the County announced a committee to help draft short-term rental rules for the unincorporated area. Inside Lakeport city limits, ask the City about its own rules before counting on vacation-rental income.
  • Lakefront and flood. For a lakefront home, ask about docks, shoreline permits and the flood zone; check the address on the FEMA Flood Map Service Center.
  • Fire hazard and insurance. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, read the natural hazard disclosure report and get an insurance quote before you remove contingencies.
  • Special taxes. Sellers must make a good-faith effort to disclose special tax districts under Civil Code section 1102.6b; read the property tax bill for any direct charges.

How to vet a Lakeport agent

  1. Ask whether they work in town or around the lake. Downtown Lakeport, North Lakeport, the lakefront and the rural west side price differently.
  2. Confirm the jurisdiction. Ask whether the parcel is inside city limits or in unincorporated Lake County, since permits and rental rules differ.
  3. Get an insurance quote early. Ask which carriers are writing policies near the address and build the cost into your offer.
  4. Order sewer or septic, roof and foundation inspections. Many Lakeport homes are decades old.
  5. For lakefront, ask about docks, shoreline permits and flood insurance.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.

Lakeport questions we hear

Does Lakeport charge its own transfer tax?

The Lake County Assessor-Recorder’s fee schedule shows no city transfer tax, so Lakeport sales pay the county rate of $1.10 per $1,000.

What does a home cost in Lakeport?

Census estimates for 2020–2024 put the median owner-occupied value at $333,800. That is a survey figure, not a current sale price; ask an agent for recent comparable sales.

Can I use a Lakeport home as a vacation rental?

Check with the City of Lakeport for parcels inside city limits. For unincorporated land outside the city, the County began drafting short-term rental rules in 2026.

Do Lakeport agents also work the rest of Lake County?

Many do. Several profiles in the table also name Kelseyville, Clearlake, Lucerne or Middletown. See our Lake County agents guide.

Is a Lakeport commute short?

For people who work in town, often yes: the Census mean travel time for Lakeport residents is about 19 minutes, versus about 32 minutes countywide.
